HomeMy WebLinkAboutSP-88-0000 - Decision - 0033 Commerce AvenueFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Tim Miller for construction of a 9,900 square foot building on lot #30 of the Ethan Allen Farms Industrial. Park located on Ethan Allen Drive. On the 12th of July 1988, the South Burlington Planning Commission approved the request of Tim Miller for site plan approval tinder Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access shall be provided from a private drive running along the west boundary of the property. Two curbs on the private drive are approved, one for access to the front parking lot. and one for access to the rear parking lot. 2. CIRCUL,ATION AND PARKING: Circulation is adequate. No paved access is provided along the east and west sides of the proposed building due to the narrowness of the lot. 23 parking spaces are approved. 3. LANDSCAPING & SCREENING: A $5,300 landscaping bond shall be posted prior to permit. 4. OTHER: An $880 roadway improvement fee shall be paid prior to permit. The following intersection improvements shall be completed by the subdivider prior to permit: l) Appropriate warning signs at each end of the Airport Parkway/Ethan Allen Drive intersections; 2) Right turn northbound lane on Airport Parkway shall be constructed to allow rights onto Shamrock and Ethan Allen Drive; 3) South Bound left turn/through lane on Airport Parkway shall be constructed; and 4) A stop sign on Shamrock Road shall be put in. 5. OTHER: A sewer allocation of 450 gpd is granted. Any floor drains shall be connected to a grit and grease trap if the building is used as a garage. Surface drainage shall be toward the Swale to the south. The building permit shall be obtained within 6 months/br this approval is null and void. South 1Kia.'lington Planning Commission
