Dear Sir/Madam:
Banknorth, N.A., hereby establishes its Irrevocable Letter of Credit No. 11100511 in your favor
for the account of the Customer, in the amount of $2,850.00 (Two Thousand Eight Hundred and
Fifty Dollars and 00/100)(the "Stated Amount"). We hereby irrevocably authorize you to draw
upon us, in accordance with the terms and conditions hereinafter set forth, by sight draft, an
amount not to exceed the Stated Amount. Any number of partial draws are permitted hereunder,
up to the Stated Amount.
Signed drafts must be accompanied by the affidavit of the Beneficiary certifying that the
developer shall complete the improvements no later than November 30, 2003.
The Stated Amount shall be permanently reduced by all drafts honored by the Bank hereunder.
The effective date of this Letter of Credit shall be 12:01 a.m. local time on July 24, 2002. This
Letter of Credit shall expire at 12:01 a.m. local time on November 30, 2003.
Demand for payment under this Letter of Credit may be made prior to its expiration at any time
during the Bank's business hours, on a day on which the Bank's main office is open to the public
for the purpose of carrying on substantially all of its banking functions (a "Business Day"). Any
demand for payment and all other communications to the Bank relative to this Letter of Credit
shall be in writing and addressed and presented to Commercial Loan Administration, Banknorth,
N.A., 2300 St. George Road, P.O. Box 1334, Williston, Vermont 05495(the "Bank Location")
and shall make specific reference to this Letter of Credit by number and identification of the
Customer.
If demand for payment is made and presented by you hereunder at or before 12:00 p.m. local
time at the Bank Location on a Business Day, and provided that such demand for payment
conforms to the terms and conditions hereof, payment of the amount demanded shall be made to
you in immediately available funds on or before the close of business on the third Business Day
after the Business Day on which demand for payment and presentation of all necessary
documents is made. If demand for payment is made and presented by you hereunder after 12:00
p.m. local time at the Bank Location on a Business Day, and provided that such demand for
payment conforms to the terms and conditions hereof, payment shall be made to you of the
amount demanded in immediately available funds on or before the close of business of the fourth
Business Day following the Business Day on which demand for payment and presentation of all
necessary documents is made.
Drafts drawn hereunder must be marked "Drawn under Banknorth, N.A., Letter of Credit No.
11100511 dated July 24, 2002".
We engage with you that the draft(s) drawn hereunder and in compliance with the terms of this
credit will be duly honored by us upon delivery of documents specified, if presented at the Bank
Location at or before 12:01 a.m. local time, on November 30, 2003.
Except as otherwise expressly stated herein, this Letter of Credit is subject to the Uniform
Customs and Practice for Documentary Credits (1993 Revision), International Chamber of
Commerce Publication Number 500, and any subsequent revisions thereof approved by the
International Chamber of Commerce (the "Uniform Customs"). This Letter of Credit shall, as to
matters not governed by the Uniform Customs and as to the obligations of Banknorth, N.A.,
upon presentation of a sight draft, be governed by and construed in accordance with the laws of
the State of Vermont.
This Letter of Credit sets forth in full the terms of our undertaking and this undertaking shall not
in any way be amended or amplified by reference to any document, instrument or agreement
referred to herein (except the Uniform Customs) or in which this Letter of Credit is referred to or
to which this Letter of Credit relates and any such reference shall not be deemed to incorporate
herein by reference any such document, instrument or agreement.
This Letter of Credit is not transferable or assignable.

WHE EAS, Developer has received site plan approval from the
MUNICIPALITY'S Planning Commission for the development of property

WHE EAS, DEVELOPER is required by said approval, at its own
expense, to complete the construction of the development site in
accordance with the plan approved by the Planning Commission; and
WHE EAS, the parties to this Agreement wish to establish a
mechanism to secure the obligations of the DEVELOPER for the work
as set f rth above; and
WHEISEAS, the BANK executes this Agreement solely in the
capacity of issuer of a Letter of Credit hereinafter specified;
NOW, THEREFORE, the parties hereby covenant and agree as
follows:
1. DEVELOPER will, at its own expense, complete the following
construction as depicted and in accordance with the specifications
set forth in said site plan and related documents:

3. DEVELOPER shall replace or repair any defective or
improper work or materials which may be recognized Within one year
after completion of the improvements set forth in Paragraph 1. For

the pu ose of this Agreement "completion" shall be deemed to have
occurrel when the MUNICIPALITY has inspected and approved the
constru tion of all the improvements required by this Agreement and
issued #ritten notice to the DEVELOPER that the construction is
complet .
4. For the guarantee of DEVELOPER's performance of all
requirements hereunder set forth, DEVELOPER has caused the BANK to
issue its Irrevocable Letter of Credit in favor of the
MUNICIPALITY, the original of which is attached to the
MUNICIP LITY's copy of this Agreement, and a copy of which is
attache to the DEVELOPER's copy of this Agreement. During the
term of this Agreement, DEVELOPER shall cause the attached Letter
of Credit to be renewed at least thirty (30) days before the
maturity date thereof. Failure of DEVELOPER to deliver evidence of
such renewal to MUNICIPALITY thirty (30) days prior to the date of
expirat on of said Letter of Credit shall constitute a default of
the to s of this Agreement.
S. Said Irrevocable Letter of Credit provides that the drafts
drawn under said credit, must be accompanied by a written statement
signed by a duly authorized agent of the MUNICIPALITY, that in the
Judgement of the MUNICIPALITY, the DEVELOPER is in default under
the terms of this Agreement, and that the funds to be drawn by the
draft are in payment for, or in anticipation of payment for
materials, labor and services required for completion of the
Improvements identified in Paragraph 1. Payment of each draft will
be made at sight when presented to the BANK by the MUNICIPALITY,
the paynent limited only by the aggregate amounts presented in
relatio ship to the maximum amount of the Letter of Credit. If
DEVELOPER shall be in default of the Agreement for seven (7) days
because of its failure to provide evidence of renewal of the Letter
of Credit, required in paragraph 4 above, the MUNICIPALITY shall
notify EVELOPER by certified mail of said default. DEVELOPER
shall t en within three (3) business days provide MUNICIPALITY with
evident of said renewal of Letter of Credit or MUNICIPALITY may
notify ANK of such default and request payment under said Letter
of Cred t.

7. The MUNICIPALITY will promptly submit to the DEVELOPER a
copy of any draft it submits to the BANK. The consent of the
DEVELOPER to payment of said draft by BANK to the MUNICIPALITY
under said Letter of Credit shall, not be required.

8. The MUNICIPALITY shall not file with the BANK a Statement
of Defa It until ten (10) days after notice has been sent to the
DEVELOP R, by certified mail, setting forth its intention to do so.
9. All funds drawn on the BANK by the MUNICIPALITY pursuant
to the Letter of Credit shall be used solely by the MUNICIPALITY
for the purpose of completing construction of the improvements
identified in Paragraph 1. Any work contracted for by the
MUNICIPALITY pursuant hereto shall be let on a contractual basis,
or on a time and material basis, or shall be performed by the
MUNICIP LITY's own work force and equipment, or shall be
accomplished in such other manner as in the judgement of the
MUNICIPALITY shall accomplish the work more expeditiously and
economically.
10. If payments are drawn on the BANK by the MUNICIPALITY
pursuant to said Letter of Credit, and it shall later develop that
a portion of the monies drawn are in excess of the MUNICIPALITY'S
needs, a y such excess amount shall be refunded by the MUNICIPALITY
to the BANK, to be credited by said BANK to the DEVELOPER.
11. This Agreement and said Letter of Credit shall terminate
and shall be of no force and effect upon completion of the one year
warranty period as described in the above Paragraph 3. If the
MUNICIPALITY has not delivered any written notice to the DEVELOPER
of any defective or improper work or materials in the construction
of the improvements within the twelve (12) month period, or if
notice has been given and the defective work or materials have been
corrected by the DEVELOPER, the MUNICIPALITY shall forthwith notify
the BANK in writing that the Letter of Credit may be canceled, and
shall return the original Letter of Credit to the BANK, and both
the DEVE OPER and the BANK shall be released from all obligations
hereunde and under said Letter of Credit.
12. The BANK may not modify the Letter of Credit without
first receiving written consent of the MUNICIPALITY.
13. DEVELOPER hereby agrees to indemnify and hold BANK
harmless from all claims, causes of action or liability of any kind
arising out of this Agreement or the issuance by BANK of this
Letter f Credit, including attorney's fees, as long as BANK
follows the terms and conditions outlined in said Letter of Credit.

JOST, LLC—CONDITIONAL USE AND SITE PLAN APPLICATION,1025 AIRPORT
DRIVE
I move the South Burlington Development Review Board approve site plan and conditional
use applications #SP-02-31 and #CU-02-12 of the J.O.S.T., LLC to amend site plan for an
7,750 square foot general office building. The amendment consists of 1) converting 4,250
square feet of general office to medical office use, and 2) converting 3,500 square feet of
general office use to educational facility, as depicted on a site plan entitled, "Site Plan for
1025 Airport Drive," prepared by Beaudin and Assoc., Inc., dated May 1, 2002 with a
revised date of May 22, 2002, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval
shall remain in effect.
2) Cut sheets for any additional exterior lighting shall be submitted for review by the
Director of Planning and Zoning prior to installation.
3) The plans shall be revised to show the changes below and shall require approval of
the Director of Planning and Zoning (hereinafter Director). Three (3) copies of the
approved revised plans shall be submitted to the Director prior to permit issuance.

be striped and pavement marking added to indicate the one-way access drive traffic

6) Prior to issuance of a zoning permit, the applicant shall post a $2850 landscape
bond. The bond shall remain in effect for three (3) years to assure that the
landscaping takes root and has a good chance of surviving.
7) The applicant shall obtain a zoning permit within six (6) months pursuant to Section
27.302 of the zoning regulations or this approval is null and void.
8) The applicant shall obtain a Certificate of Occupancy/Compliance from the
Administrative Officer before use of the building as an educational/ medical office
use.

The proposed berm would be to mitigate the impact of the units so you don=t
see parked cars and buildings from Dorset St.
There will be one condominium group with one set of by-laws for this piece of
the development.
Mr. Dinklage noted that there are discussions going on regarding guidelines
for berms. The Board would not deal with the berm at this time and would ask
the applicant to continue to work with the city to create a design standard
for a berm. Other members agreed.
Mr. Belair noted that this proposal would increase the number of units served
by a private dirve. He noted the Council had amended the subdivision
regulations so the Board no longer has the authority to waive this limit.
There can no more than 3 units on a private street. Mr. Dinklage said the
applicant will have to comply with this.
8. Public Hearing: Application #CU-02-12 of J.O.S.T., LLC, for conditional use
approval under Section 26.05 Conditional Uses, of the South Burlington Zoning
Regulations. Request is for permission to: 1) convert 4250 sq. ft. of general
office to medical office use, and 2) convert 3500 sq. ft. of general office
use to educational facility, 1025 Airport Drive and

Mr. Waxler said they will convert the existing building to 2 uses: education
and medical office. There will be no structural changes and no additional
square footage. Windows will be changed.
They agree with the one-way curb cut on the access connecting to Airport Rd.
Mr. Dinklage noted the allowable coverage is 30% and there is currently 40%.
He asked if the applicant would be willing to exchange the added coverage for
building a sidewalk across the street. Mr. Waxler said the proposed tenant is
a non-profit organization which is trying to keep cost as low as possible.
Mr. Dinklage suggested using the landscape requirement money for a sidewalk.
Mr. Waxler said they would prefer to use the money to upgrade their building
and lot.
A question arose about the calculation of trip ends. Members agreed to amend
the motion to allow this to be worked out with staff.

Mr. Cameron moved that the Board approve Application #CU-02-12 and site plan
application #SP-02-31 of J.O.S.T., LLC, subject to the stipulations in the
draft motion of 18 June 2002, amended to change Stipulalion #4 to read: The
number of additional PM peak hour trip ends shall be determined by the
Director of Planning & Zoning. Mr. Kupferman seconded. Motion passed
unanimously.
As there was no further business to come before the Board, the meeting was
adjourned at 10:50 p.m.

Recreation Path: The Recreation Path Committee reviewed these plans on June 3,2002
(minutes enclosed).
South Burlington Water Department: The applicant should comply with all
recommendations of the South Burlington Water Department.
Wetlands: The preliminary plat should have included wetland boundaries delineated by a
wetland expert. Staff is unsure if this was done.
Other: The plan should make provisions for mailbox clusters if needed. The applicant
should consult with the post office on mail delivery options and obtain written confirmation
of a decision from the post office. The minimum size of the proposed multi -family units
should be noted on the preliminary plat plan.
The final plat application should include street numbers based on the E911 address
system. The preliminary plat survey should note base flood elevations. Section 412 of
the Subdivision Regulations should also be addressed concerning preservation of site
amenities such as trees, drainage ways, historic sites, and other features. Section 417(g)
of the Subdivision Regulations should also be addressed concerning potential views and
wildlife habitat. A report should be submitted addressing the PUD criteria under Section
26.151 of the Zoning Regulations.

IN USE,1025 AIRPORT DRIVE
This project consists of amending a previously approved site plan for a 7,750 square foot
general office building. The amendment consists of: 1) converting 4,250 square feet of
general office to medical office use, and 2) converting 3,500 square feet of general office
use to educational facility.
This project located at 1025 Airport Drive is located within the Commercial 1 District. It is
bounded on the north by Airport Road, on the east by Airport Drive, on the west by Sanel
Auto Parts, and on the south by a Champlain Farms Exxon station.
CONDITIONAL USE CRITERIA:
The proposed project complies with the stated purpose of the Commercial 1 District "to
encourage the location of general office and retail uses" and does not adversely affect:
a) the capacity of existing or planned community facilities - no effect expected
b) the character of the area affected - no adverse effect is expected
c) traffic on roads or highways in the vicinity the proposed use is not expected to affect
traffic.
d) bylaws in effect- the proposal is in conformance with the zoning regulations
e) utilization of renewable energy resources- there is no utilization of renewable energy
resources to be affected.
f) general public health and welfare - no adverse effect expected.

SITE PLAN CRITERIA:
Access: Access is provided via a 28 foot wide curb cut off of Airport Drive, and a narrow
(13' wide) curb cut off Airport Road. Staff requests the narrow curb cut be made one way,
(the direction the applicant wishes), and for it to be noted on the plan and on the pavement.
There are no proposed changes to access.
Coverage/Setbacks: The building currently does not met setback requirements from Airport
Drive and Airport Road. Building coverage is unchanged at 14% (maximum allowed is
30%). Overall coverage is unchanged at 28.5% (maximum allowed is 70%). Front yard
coverage for Airport Road is at 21 %, and for Airport Drive at 40% (maximum allowed is
30%). These figures remain unchanged from the last approval.
Parking: The parking requirement is 31 spaces. The plan shows 39, three (3) spaces are
accessible. The parking lot should be striped according to the site plan prior to issuance to a
Certificate of Occupancy. The plan shows a bike rack.
Traffic: ITE estimates the current use to generate 16.4 vehicle trip end's (vte's) during the
P.M. peak hour. ITE estimates the proposed use will generate 27.1 vte's (excluding the
educational component). This is an increase of 10.67 vte's. The applicant should be aware
that impact fees may be incurred with this change in use.
The applicant has indicated to staff the educational portion of the building will not be in use
after 4:00pm. Staff would like a letter explaining the hours of the educational facility and
how this use will not affect the P.M. peak hour traffic flows.
Dumpsters: An enclosed dumpster storage area is shown on the site plan.
Landscaping: The minimum landscape requirement based on building costs is $2,850. The
minimum landscape requirement is met.
Lightin& All lights must be downcasting and shielded. The applicant should submit cut
sheets for all proposed and existing lights for approval by the Director of Planning and
Zoning.

Overview: Request is for permission to 1) convert 4,250 sq. ft. of general office to medical office use,
and 2) convert 3,500 sq ft of general office to an educational facility,1025 Airport Drive.
Issues:
■ The property has two curb cuts. One curb cut is 13 feet wide (off Airport Road). This is
wide enough for one way traffic. Staff requests this curb cut be one way, the applicant can
determine whether it is an entrance or an exit. Staff would also like this to be indicated on
the site plan.
■ The applicant stated the educational portion of the facility will be closed after 3:00 pm. Staff
would like a letter from the applicant stating that this is indeed true for inclusion in the staff
memo.
■ The landscape requirement is met.
■ The applicant should provide front yard coverage information along both Airport Drive and
Airport Road. Staff has some numbers Airport drive at 40% and Airport Road at 21%, the
applicant may want to verify these are accurate.
Completeness of Plan:
The applicant has submitted sufficient information for Development Review Board to consider the
application with the above exceptions noted. Please provide additional information by June 11, 2002.
Recommendation:

Ms. Quimby moved the Development Review Board approve final plat application
#SD-00-37 of Dorset Square Associates to amend a previously approved planned
unit development consisting of a 54,480 sq. ft. shopping center with four buildings.
The amendment consists of revising the parking layout, 150 Dorset St., as depicted
on a 1 page set of plans entitled "Dorset Square South Burlington, Vermont
Proposed Site Plan," prepared by O'Leary -Burke Civil Associates, PLC, dated
7/23/98, last revised on 6/26/00, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this
approval shall remain in effect.
2. Pursuant to Section 25.256(b) of the zoning regulations, the Development
Review Board approves a 60 space or 20% waiver for a total of 239 spaces
approved.
3. Any change to the final plat plan shall require approval by the South
Burlington Development Review Board.
4. The final plat plan (sheet 1) shall be recorded in the land records within 90
days or this approval is null and void. The plan shall be signed by the Board
Chair or Clerk prior to recording.
Mr. Farley seconded. Motion passed unanimously.
9. Site plan application #SP-00-36 of Dufresne -Henry, Inc, for a 3,250 sq ft.
addition to a 7,750 sq. ft. office building for a total of 11,000 sq. ft. general
office use,1025 Airport Drive:
Mr. Leinwohl said they have been in this location for over 40 years. Their staff has now
expanded. Last year, they moved some people to a location in Williston, but that didn't
work out, and they want the whole staff together. The building is also very energy
inefficient.
The proposed project will add 3,200 additional square feet and will address energy
concerns.
Mr. Beaudin said they are using the existing curb cut on Airport Drive. There is a curb
cut on Airport Rd. They would limit use of that for access to dumpsters only. The
dumpsters would be screened.
The project will involve loss of a few trees, but trees will be added on Airport Drive to
screen parking.

3. All lights must be downcasting and shielded. The applicant shall submit cut
sheets for all proposed lights for approval by the Director prior to permit
issuance. Any change to approved lights shall require approval of the
Director prior to installation.
4. The applicant shall post a $11,200 landscape bond prior to issuance of a
zoning permit. The bond shall remain in effect for three years to assure that
the landscaping takes root and has a good chance of surviving.
5. For the purpose of calculating road impact fees under the South Burlington
Impact Fee Ordinance, the Development Review Board estimates that the
additions will generate 4.8 additional vehicle trip ends (vte's) during the P.M.
peak hour.
6. A fire protection system shall be provided that is acceptable to the Fire Chief.
7. The applicant shall obtain a zoning permit within six months pursuant to
Section 27.302 of the zoning regulations or this approval is null and void.
8. The applicant shall obtain a Certificate of Occupancy/Compliance from the
Administrative Officer prior to occupancy of the addition.
9. Any changes to the site plan shall require approval by the South Burlington
Development Review Board.
10. The Development Review Board approves an additional 300 gpd of sewer
capacity. The applicant shall be required to pay the per gallon fee prior to
permit issuance.

least two handicapped parking spaces. A bike rack must also be provided.
Landscaping_ The site plan does not illustrate existing landscaping. The minimum
landscaping requirement, based on building costs is $750. This is not being met. The
applicant has not requested a landscaping waiver. Staff recommends that plans be
revised to incorporate $750 worth of additional landscaping as well as illustrate existing
landscaping.
Lighting_ The applicant should provide details (cut sheets) for all existing and proposed
exterior lights and show their location on the plan.
Dumpsters: The plan should show a screened dumpster storage area if dumpsters are
used.
Other: Staff recommends that this application be continued to provide the applicant with
time to submit the additional information. There are many discrepancies between the
approved site plan and the proposed site plan amendment. The applicant should also
propose a date by which the temporary equipment shed/cellular tower will be removed
from the property.
10) DUFRESNE — HENRY — SITE PLAN — 3,250 SO. FT. GENERAL OFFICE
ADDITION,1025 AIRPORT DRIVE
This project consists of a site plan application of Dufresne -Henry, Inc. for a 3,250 sq. ft.
addition to a 7,750 sq. ft. office building for a total of 11,000 sq. ft. general office use,
1025 Airport Drive.
Access/Circulation: Access is currently provided via a 28 foot curb cut on Airport Drive
and a 20 foot curb cut on Airport Road. The applicant has proposed removing a portion
of the existing pavement around the access drive to taper the Airport Drive access drive
to 26 feet. The applicant wishes to keep the curb cut on Airport Road to provide access
solely to the dumpster area. Circulation on the site is adequate.
Coverage/Setbacks: The proposed building coverage is 21% (maximum 30%). The
proposed total coverage is 66% (70% max). Front yard coverage along Airport Drive is
currently 45% and will decrease to 40% (30% max). Front yard coverage along Airport
Road will remain unchanged at 21% (30% max).
The front yard setback along Airport Drive is 57 feet. The existing structure is currently
setback only 20 feet from the r.o.w. There are no changes proposed to this portion of the
structure which is considered a pre-existing non -conforming structure. This expansion
will be subject to the limitations of Section 26.002 of the Zoning Regulations. All other
setback requirements are met.
Parking: A total of 44 parking spaces are required and 60 are being provided. Only two
handicapped parking spaces are illustrated and three handicapped parking spaces are

required. Plans should be revised to illustrate one additional handicapped space
delineated as handicapped and illustrate a bike rack.
Traffic: The current use is estimated to generate 11.5 P.M. peak hour vehicle trip ends
(vte's) using the ITE handbook. The proposed addition will generate an additional 4.8
P.M. peak hour vte's for a total of 16.39 vte's. The applicant should expect to pay a road
impact fee for the additional 4.8 vte's.
Sewer: No additional sewer allocation has been requested.
Landscaping_ The minimum landscaping requirement, based on construction costs, of
$11,200 is not being met. The applicant should consult with staff and revise the plans to
include an additional $5,341 in landscaping.
Lighting_ All lights must be downcasting and shielded. The applicant should submit cut
sheets for all proposed and existing lights for approval by the Director of Planning and
Zoning.
Dumpster: A screened dumpster area is provided. The applicant should provide
information as to the type of screening as the dumpsters will be in the front yard area and
the screening should be opaque.
11) BARRETT — SITE PLAN — TRAILER & ACCESS DRIVE, 6 LEME ROCK
ROAD
This project consists of a site plan application of Stephanie Barrett for an amendment to a
previously approved site plan for a 5,700 sq. ft. or less office/warehouse building. Only
5,000 square feet was constructed. The amendment consists of: 1) storage of one 40' x
10' construction office trailer within the rear parking area, and 2) constructing a gravel
access drive to the rear of the building, 6 Lime Rock Road. The Planning Commission
previously approved a site plan for this property on May 1, 1990 (minutes enclosed). The
requested improvements have already been constructed. Staff discovered that these
changes were made without approval and requested the applicant obtain approval for the
changes made.
Access/Circulation: A 30 foot curb cut on Lime Rock Road leading to an 18 foot access
drive was previously approved. The applicant has proposed a 23 foot curb cut leading to
a 14 foot access drive. Section 26.254 requires that access drives be a minimum of 20
feet in width for a commercial or industrial access drive connecting parking area to a
public street. This decrease in the width of the access drive is proposed as part of the
parking reconfiguration to accommodate the proposed trailer. In addition, aisles between
double loaded parking have a 24 foot minimum aisle width and single loaded aisles have
a 22 foot minimum aisle width. These aisle widths are not being met. Staff recommends
that the access drive should not be any less wide than that approved and if possible the
access drive should be increased in width. In addition, the Fire Chief has commented that
the proposed access and circulation does not allow proper access for fire trucks (see
attached memo).

REQUEST FOR VARIANCE
Webster -Martin, Inc. of 1025 Airport Drive has a temporary requirement
for additional office space. This requirement is from June 1, 1974 to
April 1, 1975. Since it is essential for the conduct of our business to
have all of our space in the same proximity, we would like to apply for a
variance from the Zoning Regulations to place a 10' x 50' office trailer
adjacent to our building on Airport Drive.
This unit would be of the field office type trailer and would be
located as close to the building as possible. A plot plan of Webster -
Martin, Inc. is attached sh❑wing the, preposed location.
Webster -Martin, Inc. is only applying for a temporary variance and
would remove the trailer no later than April 1, 1975. The trailer would
be used for office space and laboratory work. The services for the
trailer would be provided for by the adjacent building and would be limited
to electrical and telephone. There would be no water or sewage facilities
needed for this trailer. The type of laboratory work that would be con-
ducted in the trailer would be analysis using electronic equipment.
