HomeMy WebLinkAboutSP-88-0000 - Decision - 0011 Commerce AvenueFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Cooley -Wood Corporation for construction of a 2900 square foot building for auto service and repair, lot #34, Ethan Allen Industrial Subdivision. On the 11th of October 1988, the South Burlington Planning Commission approved the request of Cooley -Wood Corporation for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based_ on the following findings: 1. TRAFFIC ACCESS: Access is shown from a 25 foot wide drive on Commerce Avenue. 2. CIRCULATION AND PARKING: Circulation is provided on the north, west and south sides of the building. Seventeen parking spaces are approved. 3. LANDSCAPING & SCREENING: Landscape value required is $3000. A 3 year bond of that amount shall be posted prior to permit. 4. OTHER: The plan shall be revised prior to permit to show the following: 1) A continuous depressed concrete curb; and 2) a 10 foot wide drainage easement along the pipe draining the street along the west side of the site. These revisions must be approved by the City Planner and City Engineer., 5. OTHER: 1) The sale of gasoline and/or automobiles is prohibited. 2) Storage of vehicles shall not exceed a 60 day term. 3) There shall be a grit and grease trap on all floor drains in the building. 4) The site shall drain to the south. 5) Applicant shall contribute prior to permit $880 to the Airport Parkway/Ethan Allen Drive/Shamrock Road Intersection Improvements Fund. 6) All lighting shall be downcast luminare. 7) A sewer allocation of 150 gpd is granted and will be deducted from the Ethan Allen Industrial Subdivision allocation. The $2.50 per. gallon fee shall be paid prior to permit.
