150 Swift Street Redevelopment
Project Narrative

Project Description:
150 Swift St. consists of a 21 +/- acre site located adjacent to Swift Street. Most of the land is occupied
by the Potash Brook and wetland areas. A small developable parcel, as depicted on the site plan will
be utilized for the development of 12 new units of housing located in 6 duplex buildings. The site will
be designed as a small neighborhood community and will utilize landscaping and paths to the nearby
woodland park to fit in with its surrounding environment. To protect the resource of Potash Brook and
its surroundings, the project will not have any wetland impacts and will not have any permanent
wetland buffer impacts. The new buildings will be 2-3 bedrooms and 2 baths. A new sewer line will
need to be extended from lower Swift to the project site. We have designed this project to meet all of
the current zoning regulations, including setbacks, density, height and public infrastructure.

South Burlington Development Review Board Meeting Paiticlpation Guidelines
The Development Review Board (DRB) presents these guidelines fer the'public attending Development Review Board meetings to
insure that everyone has a chance to speak and that meetings -proceed smoothly.
The DRB is a Quasi -Judicial Board that oversees the approval of development projects within the Clty: It is made up of citizens
appointed by the City Council. The role of the DRB is to hear and review applications for develop mentrunder the applicable
regulations. The DRB can only approve applications that comply with the applicable bylaw or state law,''and'the board can only levy
conditions that are permitted under the bylaw. By the same token, if a project meets the applicable bylaw criteria, the DRB is bound
by law to grant the approval. -

Project Description:
150 Swift St. consists of a 21 +/- acre site located adjacent to Swift Street. Most of the land is occupied
by the Potash Brook and wetland areas. A small developable parcel, as depicted on the site plan will
be utilized for the development of 12 new units of housing located in 6 duplex buildings. The site will
be designed as a small neighborhood community and will utilize landscaping and paths to the nearby
woodland park to fit in with its surrounding environment. To protect the resource of Potash Brook and
its surroundings, the project will not have any wetland impacts and will not have any permanent
wetland buffer impacts. The new buildings will be 2-3 bedrooms and 2 baths. A new sewer line will
need to be extended from lower Swift to the project site. We have designed this project to meet all of
the current zoning regulations, including setbacks, density, height and public infrastructure.
