Similar to Lots 10 and 11, the sloping nature of this site required underground parking on street level,
with street entrance into the garage. To create a residential feel, the entrance to the garage was
enhanced with cedar siding and residential style windows were used on parking garage level.

Hi Marla,
I’m back in the office and just wanted to follow up from last week. We anticipate between 66 and 79 affordable units in
total will be developed between the two lots.
It is very important to us that the communities remain mixed‐income, so even if more affordable financing became
available it would be very unlikely we would increase the number of affordable units above 79. Below that threshold
the final unit mix will be dependent on affordable financing awards, but there is a very high probability that the final
number will be 66 units or higher.

I am going to be on a fishing trip in western New York for the next 3 days ‐ I’m happy to jump on a call but I’m not 100%
sure of what my cell reception is going to be.
Once I get there and have a sense of my cell reception I will reach out and try to coordinate a chat ‐ with the caveat that
it may have to be a riverside conversation!

That would be great to sit down and walk through the project ‐ especially on the affordable financing piece because it
really does add layers of complexity and unpredictability that are distinct from other projects. I am actually heading

Hi Marla,
I have a logistical question for you on our permitting process for Lots 10 and 11. Our affordable housing financing is set
up such that we have to submit separate financing applications for each lot, which will result in separate funding awards,
closings etc. Although we are applying for financing for both lots simultaneously and our goal is to break ground on each
as soon as possible, we can’t be sure on the exact timing of each lot. We need to be sure that we can pull permits and
pay all applicable fees for each lot separately as soon as that Lot is ready to proceed with construction.
Do you see any concerns with this? Our plan is to get each building in the ground as soon as the awards are in place –
we just have to be sure that the permitting fees and expenses are structured on a lot by lot basis, so that the first
building ready does not get saddled with the fees applicable to both lots.
