Request is for permission to construct an addition 46'x 24'in size, at 3 Clinton Street. #2 Appeal of Gordon Wright seeking a variance from Sec- tion 8.40 Yard requirements of the South Burlington Zoning Ordinance. Request is for permission to con struct an addi- tion to the northerly side of Anderson Gift Shop within four- teen (14) feet of the required front yard, at 1355 Williston Road. #3 Appeal of Alexander J. & Mary S. Blair seeking a vari- ance from Section 5.40 Yard requirements of the South Bur-' lington Zoning Ordinance. Request is for permission to con- struct a single family dwe Iling within thirty-seven (37) feet of the northerly side lot line and with thirty-seven (37) feet of the southerly side lot line on a lot located approximately one mile north of Interstate 89. Richard 3 Clinton Street South Burlington, VT 05401 Dear Mr. Richard: This letter is to inform you that the South Burlington Zoning Board of Adjustment approved your request for a variance at the meeting of May 20, 1970. Burlington, Vermont Dear Mr. Ward, You will recall our telephone conversation of last week when we discussed ny building an addition to my house. I had planned to drop in to talk to you, as you suggested, but have not had the chance to do so. No doubt you'll get it sooner this way. You indicated that the only way this would go through, inasmuch as I am commercially zoned� is by board approval. I have enclosed a check for $30-00 for this fee. I gathered from our short conversation that my personal reasons for building this addition would not be given too much considera- tion. However) I do feel that the following few facts are pertinent, and should be considered in order to arrive at an equitable deter- mination. (1) The sole purpose for my request is to move my mother, who is seventy�-seven years old and lives by herself in St. Albans, to her own place on my land. This way she could maintain the semblance of independence, and yet have a certain amount of privacy. (2) For comparison purposes) I would like to add that the owner of the house directly opposite me on Clinton Street has, during the past several years, contracted several additions to his house to the extent that the original building is hardly recognizable. These additions appear to have been made with no forethought whatsoever, and obviously with no thought at all as to aesthetics. It is now a boarding house with inadequate parking facilities) and itinerant roomers who add nothing to, or could care less about the neighbor- hood. Also, the decision to make room for more boarders has neces- sitated the removal of some of their furniture to the outside, where it apparently is in permanent storage against the side of the house. I realize that I am poorly informed about this matter, but frankly, I fail to see the reason behind this whole procedure. In my opinion the fact that this property is commercially zoned is irrevelant. My home is already in existence on this land, and no matter what changes are made to it the fact remains that essentially the building is still there, and are we any more or less non -conformists to the law as a result? Of course this would not apply if there is some other reason, such as a variance., that had to be considered. Personally I feel that this stress on zoning is way out of proportion. Realistically this area would be of little value for commercial development. It is entirely residential, with private homes extending up to the Williston Road. The only way in which this land would become attractive to a potential commercial developer would be for everyone to agree to sell, and there is very little likelihood of this happening in the forseeable future.
