HomeMy WebLinkAboutSP-89-0000 - Decision - 0099 Swift StreetFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Wright & Morrissey, Inc. for construction of a 3-story, 22,500 square foot building for office use, 99 Swift Street. On the 24th of October, 1989, the South Burlington Planning Commission approved the request of Wright & Morrissey, Inc for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is via a 25 foot curb cut off the City owned access road to Farrell Park. 2. CIRCULATION & PARKING: Eight of the required 90 parking spaces are waived. There is circulation around the north and east sides and is adequate. 3. LANDSCAPING & SCREENING: The applicant shall post a $17,500, 3-year landscaping bond prior to permit. A revised landscaping plan which meets the $8,000 shortfall in required value shall be submitted to the City Planner for approval. 4. OTHER: a) The applicant shall contribute $1,463 to the Shelburne Road improvement fund based on the estimated 57 peak hour trip ends to be generated by the development. b) A sewer allocation of 1,230 gpd is granted. Applicant shall pay $2.50 per gallon fee prior to permit. c) The applicant shall hire a civil engineer to design a drainage system for this project. The recommended drainage system shall be shown on the plan and shall be approved by the City Engineer prior to permit. d) The drainage system shall be concrete or plastic, not metal or aluminum. e) The applicant shall submit, prior to permit, elevations of the proposed building height of the structure, the preconstruction grade and post construction grade, and the building shall not exceed 35 feet in height from post -construction grade. f) More hydrants shall be added near or on the property in a location to be approved by the Fire Chief, if the Fire Chief feels more hydrants are necessary. g) All lighting shall be down cast lumi- nare, h) No trailers shall be used for storage. i) Details showing water service size, location and material shall be sub- mitted to the CWD for review and approval prior to permit. j) A revised site plan showing all revisions shall be submitted to the City Planner for approval prior to permit. k) Applicant shall obtain a building permit within 6 months or this approval is null and void.
