FINDINGS OF FACT AND DECISION
Re: Findings of Fact, application of the South Burlington Recreation Department to install two (2)
dugouts at Farrell Park, 95 Swift Street

On the 11 day of May, 2000, the Director of Planning & Zoning approved the request of the South
Burlington Recreation Department for site plan review under Section 26.10 of the South Burlington
Zoning Regulations based on the following findings:
1. This project consists of installing two (2) dugouts.
2. This property is located at 95 Swift Street within the Park and Recreation District. It is bounded
on the north by Swift Street and several residences, on the south, and west by single family
residences, and on the east by UVM land.
3. Coverage/setbacks: Building coverages appear to be less than 15% (15% maximum). Total
coverage appears to be less than 25% (25% maximum). All setbacks are met.
4. Landscaping_: There is no minimum landscaping cost as the site is already well landscaped.
5. Traffic: These structures will generate no additional traffic.
6. Parking: No additional parking is required.
7. Sewer: No additonal sewer allocation is needed.
8. Li htin: No additonal lighting is proposed.
9. Dumpster: No new dumpsters are proposed.
Decision Conditions
Based on the above Findings of Fact, the South Burlington Director of Planning and Zoning
approves the site plan application of the South Burlington Recreation Department to install two (2)
dugouts at Farrell Park, 95 Swift Street as depicted on a plan entitled "Farrell Park" dated 5/24/98,
with the following stipulations:

1. All previous approval and stipulations which are not superseded by this approval shall remain in
effect.
2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of
the zoning regulations or this approval is null and void.
3. The applicant shall obtain�rtificate of occupancy/compliance prior to use of the dugouts.
