HomeMy WebLinkAboutSD-00-33 - Decision - 0069 0085 Swift Street#SD-00-33 FINDINGS OF FACT AND DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, final plat application of Vermont Gas Systems, Inc. to amend a previously approved final plat application for a planned unit development consisting of the existing Vermont Gas building and a 38,428 square foot building for general office use and a bank with drive -through service, 69 and 85 Swift Street as approved on July 15, 1997. The amendment consists of. 1) installing a 30kW generator (Capstone Micoturbine), and 2) installation of a sidewalk. On the I Ith of July, 2000, the South Burlington Development Review Board approved the final plat application of Vermont Gas Systems, Inc. under Section 204 of the South Burlington Subdivision Regulations based on the following findings: These properties are located at 69 and 85 Swift Street lie within the C 1 District. They are bounded on the east by the access to Farrell Park, on the north by Swift Street and an auto body repair shop, on the south by Farrell Park, and several residences, and on the west by a mini -warehouse complex. 1. This projects consists of amending a previously approved final plat application for a planned unit development consisting of the existing Vermont Gas building and a 38,428 square foot building for general office use and a bank with drive -through service, 69 and 85 Swift Street as approved on July 15, 1997. The amendment consists of. 1) installing a 30kW generator (Capstone Micoturbine), and 2) installation of a sidewalk. 2. The owner of record is Vermont Gas Systems, Inc. 3. Coverage/Setbacks: Entire P.U. D. after r.o.w. modifications: Building coverage is 9.6% (30% maximum). Overall coverage is 61.8% (70% maximum). Front yard coverage is 27.9% (30% maximum). 4. Landscaping: The project does not involve altering the approved landscaping. As the alterations are primarily equipment and landscape oriented, the minimum landscaping requirement is not applicable. The generator will be hidden from the street by an existing wall. No additional landscaping is recommended. DECISION AND CONDITIONS Based on the above Findings of Fact, the South Burlington Development Review Board approves the final plat application #SD-00-33 of Vermont Gas Systems, Inc. to amend a planned unit development consisting of the existing Vermont Gas building and a 38,428 square foot building for general office use and a bank with drive -through service, 69 and 85 Swift Street. The amendment consists of: 1) installing a 30kW generator (Capstone Micoturbine), and 2) installation of a sidewalk, as depicted on a one page set of plans entitled " Swift Street P.U.D. 57, 69, & 85 Swift Street, Overall Site Plan" by Civil Engineering Associates, Inc., dated April 1997, last revised on 6/7/00, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. Any change to the final plat plans shall require approval by the South Burlington Development Review Board. 3. The final plat plan (sheet SPI) shall be recorded in the land records within 90 days or this approval is null and void.
