HomeMy WebLinkAboutSP-17-47 - Decision - 0085 Swift Street#SP-17-47 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING VERMONT GAS SYSTEMS, INC. — 85 SWIFT STREET SITE PLAN APPLICATION #SP-17-47 FINDINGS OF FACT AND DECISION Vermont Gas Systems, Inc., hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for a 27,000 sq. ft. general office building. The amendment consists of installing an approximately 800 sq. ft. patio, 85 Swift Street. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking approval to amend a previously approved plan for a 16,665 sq. ft. general office building. The amendment consists of installing an approximately 800 sq. ft. patio, 85 Swift Street. 2. The owner of record of the subject property is Vermont Gas Systems, Inc. 3. The subject property is located in the Swift Street Zoning District. 4. The application was received on June 30, 2017. 5. The plan submitted is entitled, "South Burlington, Vermont Vermont Gas Site Map Sheet 01", prepared by the applicant, and last revised on 7/07/17. DIMENSIONAL REQUIREMENTS 6. Building coverage is 9.62% (maximum allowed is 40%). Overall coverage is 57.8% (maximum allowed is 70%). Front yard coverage along is not changing. 7. The setback requirements will continue to be met. SITE PLAN REVIEW STANDARDS None the Site Plan Review standards will be affected by this application. BICYCLE PARKING 8. The plan complies with Section 13.14 of the LDRs to include the new type and location standards for bicycle racks, to accommodate a minimum of six (6) short-term bicycle parking spaces. - 1 — #SP-17-47 DECISION Based on the above Findings of Fact, the Administrative Officer hereby approves site plan application #SP-17-47 of Vermont Gas Systems, Inc., subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to occupancy or use of the new patio. 5. Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer. Signed on this day of t% , 2017 by i Ra and J. This Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
