FINDINGS OF FACT & DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of Albert & Marie St. Amand for approval of a site plan to
change the use of 700 square feet of a previously constructed 1,800 square foot building
from general office to medical office use, 46 Swift Street.
On the 14th day of February 2001, the Director of Planning and Zoning approved the
request of Albert and Marie St. Amand for site plan review under Section 26.10 of the South
Burlington Zoning Regulations based on the following f Aings:
1. This project consists of charging the use of 700 square feet of the 1,000 square foot
first floor of an existing building on the site from general office to medical office use. No
changes to the building's interior, exterior, lighting, parking, landscaping, or
circulation/access are proposed. The building was originally permitted by a variance
granted December 27, 1982.
The record owners of the property are Albert and Marie St. Amand. This property located at
46 Swift Street which is within the C 1 Commercial District.
Access/circulation: Access and circulation will not be changing as a result of this approval.
Circulation on the site is adequate.
Coverage/setbacks: There are no proposed changes to coverage and setbacks.
Parking: A total of 7 spaces are required and 7 spaces are provided.
Landscaping_ No landscaping changes are proposed.
DECISION AND CONDITIONS

Based on the above Findings of Fact, the South Burlington Director of Planning and Zoning
approves the site plan application of Albert and Marie St. Amand to change the use of 700
square feet of a previously constructed 1,800 square foot building from general office to
medical office use, 46 Swift Street, as depicted on a single sheet entitled "Easy Self Storage"
and dated May 13, 1986, with the following stipulations:
1) All previous approvals and stipulations, which are not superseded by this approval, shall
remain in effect.
2) Any change to the site plan shall require approval by the South Burlington Development
Review Board.
3) No changes to the building's exterior, lighting, parking, landscaping or access shall be
permitted without prior approval.
4) All signs and changes in signs --k;all be subject to the City's Sign Ordinance.

Environmental Court, pursuant to 24 V.S.A. § 4471 and V.R.C.P. 76, in writing,
within 30 days of the date this decision is issued. The fee is $150.00. If you fail to

be lost because you waited too long. You will be bound by the decision, pursuant
