the location of the building but also the size. The building is located off
the ground. He also just built an addition to his house and I am concerned
about the size of this storage shed altering the character of the
neighborhood. This is almost like having a second house. There are also
approximately 9 other storage sheds in the area.
Mr. Graf asked what would you see if it wasn't there and Mr. Shattuck said I
would see the main house. Mr. Blais said if he were to move that structure to
a location that's set back in the rear yard according to the law (10'). Mr.
Sandoval said the shed wasn't finished. Mr. Blais said if we gave you some
time to do it you would move the structure. Mr. Sandoval said he would.
Mr. Galloway said I'm concerned because this is a barn not a storage shed.
This will open the door for anybody who wants to put up this type of building.
He has a 2 car garage. I'm concerned because it will devalue the
neighborhood. I think you ought to make sure he brings it down.
Mr. Dinklage said I can't support any variance for this. Mr. Graf asked what
is the property going to be used for storing. Mr. Sandoval said lawn mowers,
bicycles, etc. Mr. Graf said he is willing to move it within compliance say
next spring - June 1st.
Mr. Dinklage moved that upon hearing the facts presented and the opinions and
concerns that have been expressed that we deny the appealant the requested
variance and ¢rant the aDDlicant time until June 1. 1988 to bring the structure
into compliance with the zoning ordinance. This was seconded by Mr. Condos and
all voted aye.
Mr. Galloway asked about permits and Mr. Ward explained it to him.
No. 3 Appeal of Veronica Lambert
Appeal of Veronica Lambert seeking approval from Section 11.20 Conditional
uses, sub section 11.205 manufacturing. Request is for permission to occupy an
existing structure as a wholesale -retail business to include manufacturing of
window drapes and blinds, at 31 Swift Street formerly Vermont Gas Systems.
Mr. Ward said this area is zoned C-1 District. Section 11.20 Conditional use -
sub section 11.205 manufacturing and assembly from previous prepared materials
and components. Proposed manufacturing of window drapes & blinds - retail -
wholesale sales. Buildings 4200 square feet - manufacturing area 420 square
feet - retail area 1560 square feet. Lot 122' x 142'= 17,324 square feet.
Mr. DuBrul said he would be speaking on behalf of Ms. Lambert. The existing
structure will be used for the purpose of retail -wholesale business. We
propose to gut the entire back of this building for retail and assemblage of
drapery items.
Mr. Thibault asked how many employees do you have. Mr. DuBrul said they employ
15 people and will be adding 2 or 3 people to her staff. Will have some
additional retail business which will average 15 - 25 people a day. This will
be less than the former gas company employed.

Mr. Thibault asked if there would be any change that would affect the entrance.
Mr. DuBrul said we will be decreasing the curb cut that's in there now back to
• the 30' compliance.
Mr. Graf said the front portion will be used for retail and Mr. DuBrul replied
yes. Mr. King said do you plan on still using the existing parking lot. Mr.
DuBrul said there will be no change in the parking lot setup.
Mr. Ward said the building next door, telephone company, recently changed use.
Because of what the city did Swift St. is going to be curbed.
Mr. Graf said in addition are you going to be selling yardage, etc. Mr. DuBrul
said yes, fabric material, complete interior windows with both retail and
manufacturing. Mr. Graf said mainly sewing and Mr. DuBrul said yes.
There was some discussion regarding landscaping requirements.
The appeal was granted unanimously.
No. 4 Appeal of Frank Naef
Appeal of Frank Naef seeking a variance from Section 18.00 Dimensional
requirements. Request is for permission to construct a 14' x 30' addition to
an existing autobody repair shop to within fourteen (14) feet of the northerly
side yard at Ashline Construction, 1908 Airport Parkway.
This appeal was withdrawn.
. No. 5 Appeal of Janet Butler
Appeal of Janet Butler seeking a variance from Section 18.00 Dimensional
requirements. Request is for permission to construct a 2' x 23' addition to
within twenty-eight (28) feet of the required rear yard, at 9 Pavilion Avenue,
Q.C.P.
Mr. Ward said the area is zoned R-4 District. Section 18.00 Dimensional
requirements. Minimum rear yard - 30 feet, Proposed rear yard - 28 feet,
Existing rear yard - 30 feet. Proposed addition - 2' x 23', existing dwelling
23' x 46'. Lot 4902 square feet with 52 feet frontage.
Mrs. Butler said the current living structure has no laundry facility and I
would like to turn room which is now approximately 10' into a laundry room -
will be moving 10' wall 2' out. This room is facing Red Rocks Park. I talked
to my neighbors and they think it's a great idea.
Mrs. Walker, neighbor, said it needs to be done.
The appeal was granted unanimously.
Mr. Dinklage moved that we accept the decision of findings of fact for the
minutes of November 30, 1987. This was seconded by Mr.King and all voted aye.
Mr. Thibault moved for adjournment and the meeting adjourned at 8:45 PM.
