HomeMy WebLinkAboutVR-96-0000 - Decision - 0086 Central AvenueSTATE OF VERMONT COUNTY OF CHITTENDEN 0 06) CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 24th day of June, 1996 the South Burlington Zoning Board of Adjustment heard testimony regarding a variance application of Kenneth Schatz and Catharyna Kerr of 86 Central Avenue, Q.C.P. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) Area in question is zoned Q.C.P. District. 2) Section 25.00 Area, density and dimensional requirements of the zoning by-laws requires a rear yard set -back of ten (10) feet. 3) The applicant is proposing a 101x 121 (2 story) addition with I i a rear yard of three (3) feet. 4) The existing structure is a 201x 35' (one story) single family dwelling. 5) The total lot area is 5820 square feet with thirty-five (35) feet frontage. 6) The property is connected to City sewer and Q.C.P. water. Conclusion 1) The addition will be in keeping with the neighborhood. 2) The first floor level of the addition will provide for a carport therefore not changing existing parking. 3) The addition is designed to provide light and view to the structure located to the rear. The appellant appears to have minimized the addition to accommodate the neighbors. 4) Lots within Q.C.P. District are small and narrow with non- conforming setbacks. 5) Additional living area needed due to growth of family. 1 6) Twenty eight (28) foot separation between structure to the rear. 7) No neighborhood concerns or opposition.
