HomeMy WebLinkAboutCU-97-0000 - Decision - 0084 Central AvenueSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON CV - 17 DECISION AND FINDING OF FACT On the 23rd day of June, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of William Orleans, 84 Central Avenue, attending were Susan Greenhalgh & John Paige. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area in question is zoned Q.C.P. District. 2) Section 11.50 Non complying structures, sub section (d) provides that any increase in square footage to a structure is subject to conditional use approval. 3) The appellant is requesting to construct a two story addition over the existing garage (additional bedroom) and convert the garage into living area. 4) The lot contains 1680 square feet and is located on the easterly side of Central Avenue, this lot is developed with a single family two story dwelling. The second parcel located on the west side contained approximately 5600 square feet and is undeveloped. 5) 6) 1) 2) The existing parcel (lot #1) is a non complying lot and structure. The proposed addition approximately 101x 10' (2 story) represents a minimum addition and at a maximum height of twenty (20) feet. Conclusion The appellant is seeking to construct addition living space, present occupancy is five (5) people. The existing footprint is approximately 900 square feet with a 101x 18' attached garage. 1 3) The applicant has designed the addition in order to protect views and access to sunlight from adjoining properties. 4) The property provides one on -site parking space, the addition will not affect the parking area. 5) Improvements are proposed to neighbors house (installation of a sky light & window) in order to provide a view and sunlight. 6) No increase in sewer or water (allocation will not be adjusted). Queen City Park operates it's own water system. 7) Character of the area will be improved by the proposed addition. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to construct a second storyQver existing garage and convert the garage into living are9elllocR`t_� at 84 Central Avenue.
