Terrence Boyle gave the presentation of the landscaping for 45 units for which approval has been given by the Commission. There was discussion re: access road, model unit, 7.6 acres dedicated to City between Potter property and Laurel Hill So., filling on parts of the property, drainage, building permit. There was further dis- cussion re: landscaping, types of trees to be planted and where, the replacing of trees in case they die. There was discussion re: buildings close to ravine near Oak Hill Drive. Nor. Robert Larson posed the question about the ravine re: trail systems, access, etc. There was also further discussion re: sewers, drainage, acceptance of project by Environmental Commission, bonds posted. Mr. Poger made a motion that the Planning Commission accept the landscaping as presented and that a bond be posted for the carrying out of the landscaping. Mr. Schmucker seconded said motion which passed unanimously. DISCUSSION ON PROPOSED LAND USE. FOR A PORTION OF QUARRY HILL CLUB i�xs. DesLauriers introduced Mr. Guido Orlandi who presented his plans for the purchase of the Quarry Hill porperty. Mr. Orlandi is associated with a Mr. George Page who is with Hilton franchises. Mr. Orlandi wants the property for a hotel and apartments. He stated that he has it worked out with Gaynes to use part of their property for an entrance. There was discussion as to type of hotel, size - high rise if possible with a revolving restaurant at the top, the use of the hotel for conventions to accommodate 1000 people. Mrs. I'?aher stated that the land is not presently zoned for that type of building, and structures over 2 1/2 stories are not allowed in South Burlington without permission from the Planning Commission. Mrs. Maher suggested that Mrs. DesLauriers and Mr. Orlandi go before the City Council with their presentation. There will be a work session held on Thursday, August 16, 1973 at 4:00 P.i�i. where the Planning Commission and City Council will meet jointly to discuss said proposal. DISCUSSION RE: COirPLEX ACROSS THE. STRLE"T FROi` THE CITY HALL City Council Chairman has asked Mrs. Maher to inform the Planning Commission that last September 26, 1972, the Council gave approval for the development with a landscaping plan. No plan has been developed. The purpose of this discussion is that the Chairman would like to write to developers to come in with a landscaping plan. Said letter was given to N:r. Ward to be typed, after which, Mrs. :,iaher will sign it and send it out.
