As you are aware, this 2 1/2 lot partial of the old "Camp Bartlett" is
zoned one house per acre. Accordingly, we must attempt to meet all the
set back requirements of a one acre lot even though the lot is only
0.57 acre in size. The one acre set backs can all be easily met.
However, Section 22.102 states that an "open space district shall
include: ..... (C)... a distance of fifty feet from the center line of a
minor stream."
Because the road is only 110 to 120 feet from the center line of the
stream, the 50 ft. front and 50 ft. rear set back from the stream leave
a maximum of 20 ft. to build on. Accordingly, we are asking the Zoning
Board of Adjustment to approve a fifteen foot front set back variance,
(from 50' to 35'), to enable us to build an appropriate dwelling on the
lot.
We have attached:(1) a copy of the plot which graphically presents the
variance we are requesting, (2) a rough contour drawing which is keyed
to the photographs in our presentation, and (3) a copy of a recent
survey map of the property.
You will note that the contour at the rear of the lot drops off quickly
to the level of the stream. Because of the amount of proposed
development along Shelburne Rd., we understandable prefer to build
closer to the road rather than closer to the stream and it's unknown
potential increase in volume and size.
We have also informed our new neighbors of our plans for the lot and
sought their support. An example copy of those letters is attached.
We hope you will also consider that the requested variance of 35' from
the road: will ( 1 ) place our home farther off the road than the 30 '
requirement of all R-2 and R-4 areas in South Burlington, and (2) will
make our home one of the few in the Bartletts Bay area than in fact
generally meets or exceeds the front and side yard requirement of R-1.

This letter is to let you know of our plans for #S Stanhope Rd., and to
ask your support at a zoning appeal hearing on Monday January 13th,
1956, at 5:00 R.M.
We plan to build a new home on the lot in the spring. We will sell our
present home and move directly to the new one hopefully in late June.
We want to build a two story colonial of about 2,000 square ft. with
attached garage near the middle of the lot. We also plan to use the
type of colors and landscaping which will blend well with the setting.
As you are aware, this 2 1i2 lot partial is zoned one house per acre
