Dear Mr, Smith:
In reference to your letter of June 7.. 1965# and
the option that you have on the Richard R. Davidson property
on Spear Streets this has been a vacant lot without change of
dimension since Deceyabor of 1960.
I would suggest that this application for a vari-
ance go before the Zoning Board of Adjustment so that there
will be eomething on file protecting your interest so that
you will be ablo to get a building permit whever you decide
to start col-Istructioll. If �yo-u -,,:ili write a letter to me re-
questing a hearing before the Zoning Board of Adjustment ask-
ing for a variance of .residential "A" District- from one (1)
acre area to thirty-ei 't thousando nine hundred and thirteen
square ( 33,913 sq-ft-ffeets I believe that the Zoning 7'oard
wilt approve your requests although I cannot speak for the
Zoning InS Board.

Dear Mr. Douglas:
I have taken a 30-day option on the Richard R, Davidson property on
Spear Street, described by the enclosed schematic diagrams
Icy understanding from the real estate agent who handled this
transaction is that the property, although not a full acre, does at
present conform to zoning regulations, due to the fact that it was
approved prior to the latest zoning ordinances.
If this is so, I should like to have something in writing from the
zoning commission to this effect so that in a year or two when we
propose to build that no technicality will obstruct our plans.
If the property does require variance from present Toning regulations
in a Residential A district, and does require the approval of the
Zoning Commission, than I should like to know also, so that I may
proceed in obtaining such approval.
If available, I would like to obtain a copy of the latest zoning
regulations so that we may determine square footage required, and
other details governing the constructions of a home in this area.

Street, South Burlington, Vt. on June 30, 1965 at 7:30 P.M. to
hear the following petitions.
1. Walter L. Gordon requests permission to construct a pub-
lic garage at 35 White Street within 2 feet (2') of the rear lot
lire.
2. Fred G. Smith requests a variance of the one (1) acre ordi-
nance in Residential "A" on Spear Street on property known as
the Davidson lot, south of Allen Road which contains 38,913
sq. ft., for the construction of a residence home.

In accordance with your suggestion, of Jude 9, 1965, I am
requesting a hearing before the Zoning Board of Adjustment on
June 23, to consider the following matter.
The Davidson lot contains 38,913 square feet. I request a
variance in Residential " A " District from one ( 1 ) acre to
38,913 square feet, I anticipate to construct a house on this
lot in two or three years; however, I would like to obtain
permanelt alpruval for construction.
Enclosed is my check for $ 30,00 to cover the cost of
advertising this meeting.
