Dear Dick:
Enclosed is the Notice of Appeal for renovations we intend to make on this
property.
The apartment building is a noncomplying structure and contains four dwelling
units. We intend to reduce the number of units to three condominiums and
totally renovate the interior of the building.
Substantial structural work (concrete foundation work) is required to
adequately support the structure. We will be removing the exterior porches
on the lakeside of the building, rebuilding and enclosing a portion of them.
Also, we will be constructing an enclosed stair on the rear of the building
to provide adequate fire exiting.
our work will involve more than twenty"five percent of the fair market value.

Multi -family dwellings are permitted in R-7 District, maximum density in R-4
is a two family dwelling.
Attached is a copy of listing agreement, a letter from a prior owner (Violet
Butterfield). Building in question used for years as a four unit summer cottage,
three of the units were insulated and complete new plumbing and wiring, then
used as year round dwelling units - fourth as proposed is about 50% completed.
Lot size approximately 4,785 square feet -required for a four unit in an R-7
District 6,500 square feet per unit.

The board finds that:
(1) The lot in question is to small, density is to high for Residential
4 District.
(2) The three existing apartments represents the maximum for a reasonable
use of the property.
(3) Existing space can be used to expand one of the three existing apart-
ments.
(4) Does not conform to Section 4468 of the Vermont municipal and Regional
Plannigg & Development Act.

Dear Si r:
During 1959 to 1970 1 co -owned the above 4-unit complex along
with Marion Urie. I occupied the lower level unit with my
two sons, age 7 and 9. This lower unit included its own full
bathroom and kitchen, (range, refrigerator and kitchen sink).
The other three units were complete with their own bathroom
and kitchen as well. These units were completely furnished
and rented out as summer and fall rentals.
The parking area was deeded to me, which Mr. Norman Tardie
can show a diagram of and explain the footage.
