DECISION AND FINDING OF FACT
On the 26th day of February, 1996 the South Burlington Zoning
Board of Adjustment heard testimony regarding a conditional use
application of Mark Furnari, 62 Central Avenue.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for
this application, the Zoning Board finds, concludes, and decides
as follows:

Findings of Fact
The area in question is zoned Q.C.P. District.
Section 26.75 allows for a residential accessory unit within
a primary single family residence.
Section 26.751 restricts occupancy to not more than two
persons (related to owner) or is disabled or 55 years of
age.
Section 26.752 floor area shall not exceed 30% or 400 square
feet which is greater (proposed living area 399 square
feet).
Lot area 661x 100' (6600 square feet).
Applicant proposes to convert lower level of dwelling into
an accessory residential unit.
onclusion
No adverse impact on City services, slight increase in water
and sewer usage.
Other multiple family units within the area. Proposed
dwelling unit should not affect the general character of the
district.
Structure under consideration is a new dwelling, constructed
with six inch walls and energy efficient fixtures.

4) Owner occupies upper level as his primary dwelling.
5) New dwelling unit may generate one additional vehicle. Off
street parking for three vehicles is available.
Based upon the findings and conclusion set -forth above, the
Zoning Board of Adjustment hereby grants the applicants request
to convert the lower level of an existing single family dwelling
into an accessory apartmen
