PLANNING COMMISSION MEETING APRIL 8, 1969
The South Burlington Planning Commission held a meeting at the
Town Office Building, 555 Dorset Street, South Burlington, Vt.,
on Tuesday, April 81 1969 at 7:30 P.M. Mr. Sargent, Chairman ,
called the meeting'to order.
MEMBERS PRESENT
Frederic 0. Sargent, Chairman; Joseph Allard; Lester Ravlin;.
Royal Chittenden; Harry Behney, Ex-Officio.and Henry LeClair,
Ex-Officio.
MEMBERS ABSENT
James Lamphere.
OTHERS PRESENT
John McKenzie, Ver-Mada, Inc.; Harold Bensen; George DeForge;
David Boardman; Lynda Christiansen; John Trono and Antonio Pomerleau.

Motion -was made by Mr. Ravlin to dispense with the approval of the
minutes until the next regular meeting so that members could review
them at their leisure. Seconded by Mr. Allard and unanimously
approved.
2. REVIEW PRELIMINARY PLAN OF HAROLD BENSEN
Mr. Bensen showed a,layout to the Board and explained his present
and future plans for an office park on Patchen Road.
Mr. Ravlin suggested that the Board take a look at this property
because of the fact that there is a chunk of land in the back of
_ the Russell property which will be locked in by the new recreation
park.

cussed road net works and rights of way.
Mr. Allard stated he was in favor of this type of development
wh n=eases the tax base; however, this plan should be given
to Larry Moore, Planning Consultant, to see about street patterns,
etc. Since Mr. Moore would not be available, Mr. Sargent suggested
the Advisory Committee be asked to review this.
Mr. Allard then Motioned` that if the Preliminary Plan meets all
other requirements such as approval of the Town Engineer and Town
Manager and has no conflicts with the Zoning Regulations, then
;gest we grant approval and refer the overall plan to the
Advisory Committee for review over the'next few months to see
what they advise for the balance of development in this area.
Seconded by Mr. Ravlin and unanimously accepted.
Mr. LeClair commented that he did not feel that people in surround-
ing areas would have any objections because planned road patterns
would increase the value of their property.
Mr. Allard cautioned that the Board must be careful as they proceed
that they do not "land -lock". Further, for any future development
of this office park it might be required by the Board that before
this Park is completed some kind of road be provided for ingress'
into this.property besides Patchen Road. The Advisory Committee
should be informed of the Board's wish that it be considered in the
overall task of planning this office park.

Dear Mr. Reynolds:
Thank you for your notice of March 27, 1970 concerning the
appeal of Harold B. Bensen for a variance in the South
Burlington zoning ordin4nce to construct an office -type
building on a private road located off Patchen Road in
South Burlington and bordered partially by the property of
Farmers Production Credit Association of South Burlington.
We have no objection whatever to the request by Mr. Benson
.for this office -type structure and I think it would be an
asset to the community.
