HomeMy WebLinkAboutVR-94-0000 - Decision - 1751 Spear StreetSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 24th day of September 1994 the South Burlington Zoning Board of Adjustment heard evidence regarding the appeal of Ruth Trevithick, 1751 Spear Street based on the following facts and findings: 1) The applicant is requesting permission to subdivide a 5 acre parcel into three (3) lots. One of the lots will contain 1.5 acres with 150 feet of frontage. 2) The area in question is zoned Residential 1 District, the minimum frontage requirements is 170 feet. 3) An existing subdivision of record defines a developable lot with ninety one (91) foot frontage. Adjustment of the frontage would bring the lot into compliance with other lots in the general area. 4) The proposed subdivision allows for an existing and any proposed residential units to be connected to the City sewer system. 5) Lot frontage for other lots within the area average 150 feet. 6) Property in question developed in the 1950's prior to existing zoning by-laws. Based upon the above facts and indings the appellant's request for a variance is hereby gra ed Chairman, South Burlington Zoning Board of Adjustment N0V211994
