HomeMy WebLinkAboutSD-04-37 - Decision - 1700 Spear StreetCITY of SOUTH BURLINGTON DEPARTMENT of PLANNING & ZONING THE SNYDER SOUTH POINTE LIMITED PARTNERSHIP— 1700 SPEAR STREET FINAL PLAT APPLICATION #SD-04-37 FINDINGS of FACT AND DECISION The Snyder South Pointe Limited Partnership, hereafter referred to as the applicant, is requesting final plat approval to amend a previously approved plan consisting of 31 single- family dwellings and one (1) existing single-family dwelling on 26.8 acres. The amendment consists of modifying the stormwater management system, 1700 Spear Street. The South Burlington Development Review Board held a public hearing on June 1, 2004. Mark Lords represented the applicant. Based on testimony provided at the above mentioned public hearing and the plans and supporting materials contained in the document file for this application, the Development Review Board finds, concludes, and decides the following: 1. The applicant is requesting final plat approval to amend a previously approved plan consisting of 31 single-family dwellings and one (1) existing single-family dwelling on 26.8 acres. The amendment consists of modifying the stormwater management system, 1700 Spear Street. 2. The owners of record are Raymond R. & Norma C. Unsworth 3. The subject property contains 26.8 acres and is located in the Southeast Quadrant (SEQ) District. 4. The plans consist of fifteen (15) sheets, including a cover sheet entitled, "South Pointe The Snyder Group, Inc. A Planned Residential Development, 1700 Spear Street, South Burlington, Vermont", prepared by Lamoureux & Dickinson Consulting Engineers Inc., dated 10/15/03, - 1 - DECISION wX Motion by seconded by 6LQ to approve Final Plat Application #SD-04-37 of The Snyder S uth Pointe Limit d Partnership, subject to the following conditions: 1. All previous approvals and stipulations shall remain in full effect, except as amended herein. 2. This project shall be completed as shown on the plans submitted by the applicant, as amended by this decision, and on file in the South Burlington Department of Planning & Zoning. 3. The applicants must submit the stormwater management plans to Heindel and Noyes for inclusion in the Bartlett Brook Watershed computer model. A letter from Heindel and Noyes acknowledging that the amended stormwater plans have been submitted and included in the Bartlett Brook Watershed computer model shall be submitted to the Administrative Officer prior to recording of the final plat plans. 4. Any changes to the final plat plans shall require approval of the South Burlington Development Review Board. 5. The final plat plan (sheets 2) shall be recorded in the land records within 90 days or this approval is null and void. The plan shall be signed by the Board Chair or Clerk prior to recording.
