MEMORANDUM
TO: SOUTH BURLINGTON PLANNING COMMISSION

RE: SUBDIVISION APPLICATION OF RAYMOND UNSWORTH,
1700 SPEAR STREET
DATE: SEPTEMBER 5, 1975
Proposal is a three lot division of a parcel of land located
on the easterly side of Spear Street, at #1700.
The parcel in question contains twenty-nine point two (29.2)
acres, and is presently occupied by a single family unit
owned by the applicant.
The parcel contains 437 foot frontage on Spear Street and
is located in the Rl and AR Districts. The R1 District
parallels Spear Street a depth of 500 feet the remaining
land is in AR District.
Proposed by Mr. Unsworth is the setting off of two one acre
lots and the remaining twenty seven will be retained by Mr.
Unsworth and served by sixty foot frontage on Spear Street.
The two one acre lots are in conformance with the dimensional
requirements of the Rl District, however, the twenty-seven
acre lot will be non -conforming due to the minimum frontage
requirement (R-1 District provides for a minimum of 120 feet).
The soil in this area is Vergennes clay and has a percolation
rate of 45-50 min./in., the site is generally flat in the area
of the two one acre lots.
It is possible to serve the lots with city water, however,
they will require on site sewer systems.

History of pre-existing subdivision.
The southerly side of Joy Drive was divided into eight lots
in the late 1960's.
Lot 9 located northerly of the Court Club received approval
by the Planning Commission in December, 1974, the northerly

side of Joy Drive containing approximately six acres has
never been subdivided.
The proposed lot #10 contains the minimum square footage
required within the Business Planned Development District,
lot #10 is located on the north-east side of Joy Drive and
Farrell Road, four acres will remain undeveloped, this
acreage is all located on the northerly side of Joy Drive
and has frontage thereon.
The soils on the site are Enosburg and Whately (sandy, loamy
mixture). This lot slopes toward the east.
A recreation facility is proposed for this site.
The lot will be served with City water and sewer.
