Hello Mohamed:
I left you a voicemail. I am following up on our conversation from yesterday regarding whether or not it is possible to
enclose the porch area to use as office space. If you recall, I explained that 1550 Williston is considered a non-
conforming use in the Residential 4 (134) district. The property has a grandfathered Industrial Use under a March 13,
1995 decision of the South Burlington Zoning Board of Adjustment —this is what makes it non -conforming in the R4
district. As such, under the City's Land Use Development Regulations (LDRs), under Section 3.11(B)(2), a nonconforming
use may be continued provided that such structure shall not be enlarged or extended unless the use therein is changed
to a conforming use. Enclosing the existing porch for use as office space would be considered an enlargement of the
non -conformity because it would increase the building's footprint.
Therefore, I can process your permit for the building out of office space into the warehouse area. If you can let me know
how much that part of the project costs, I can provide you with the fee for the permit. Once I receive the payment, I can
issue the permit.
