Dear Sirs:
I am applying for a zoning variance to convert an attached
shed, to a wordworking studio at my residence at 1275 Spear Street,
South Burlington. This studio will be used strictly for a private
hobby and has no commercial use.
For the past two years I have worked with contractors and
architects to determine possible sites for the addition of an above
ground workshop to my home. We have been unable to identify any
site which would be structurally possible, or did not change the
basic design of the house, with the exception of the proposed
change.
The existent shed, according to my records, was added sometime
about 1960. Unfortunately, the quality of the architecture, and
construction make that existent structure an eyesore with poor
visual impact on our northerly neighbors, and to traffic traveling
south on Spear Street. The proposed conversion will get rid of
that eyesore, and create a balanced structure far more in keeping
with the overall architecture of the remainder of the house. It
will not impinge on the views of the most northerly neighbor. It
will convert currently useless space to functional space which is
of benefit to my mental health! In short, the proposed change will
overall be an improvement on the property.
The proposed changes are those minimum to achieve space which
is functional.
I hope this matter can be acted upon favorably by the Planning
Commission at its meeting of October 24, 1993. Prior to that
meeting I will provide you with letters of support from my
neighbors.

consider the following:
Appeal of John W. Frymoyer seeking a variance from Section 18.00
Dimensional requirements of the South Burlington Zoning
Regulations. Request is for permission to construct a 41x8'
addition to an existing shed to within twelve (12) feet of the
northerly side yard, located at 1275 Spear Street.
