HomeMy WebLinkAboutSP-94-0000 - Decision - 0008 Calkins CourtFINDINGS OF FACT & DECISION STATE OF VERMONT 5 COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Brad Rabinowitz to amend a previously approved site plan by revising the parking layout and making other minor modifications, 8 Calkins Court. On the 25th of October, 1994, the South Burlington Planning Commission approved the request of Brad Rabinowitz for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a site plan approved on 5/11/93 by revising the parking layout and making other minor modifications. Staff discovered that the site was developed in a manner which differs from the approved plan and requested that an amended plan be submitted for review. The site is developed with an animal hospital. 2. This property located at 8 Calkins Court lies within the Mixed Industrial Commercial District. It is bounded on the north by airport property, on the east by a burial vault business and the Calkins Court cul-de-sac, on the south by Twin State Electric, and on the west by the Economy Inn motel. 3. Access/circulation: Access is via a 20 foot curb cut on Calkins Court. No changes proposed. Circulation is adequate. 4. Coverage/setbacks: Building coverage is 6.1% (maximum allowed is 30%). Overall coverage is 19% (maximum allowed is 70%). Front yard coverage is 17.7% (maximum allowed is 30%). Setback requirements are met. 5. Parking: This project requires a total of 26 parking spaces and the plan shows 28 spaces including two (2) handicapped spaces. Site conditions have 10 spaces along the westerly row of parking and the site plan shows nine (9) spaces at this location. Plan should be revised to accurately depict proposed conditions. 6. Landscaping: Not affected. 7. Traffic: Not affected. 8. Dumpster: The dumpster storage area is now enclosed instead of screened with a fence as previously approved. 1 9. Lighting: The number of 150 watt high pressure sodium lamps on 14 foot poles will be reduced from six (6) to five (5). Five (5) building mounted fixtures were added since the previous approval. DECISION & CONDITIONS Based on the above Findings of Facts, the South Burlington Planning Commission approves the site plan application of Brad Rabinowitz to amend a previously approved site plan by revising the parking layout and making other minor modifications. The site is developed with a 7,900 square foot animal hospital, 8 Calkins Court, as depicted on a plan entitled "Brown Animal Hospital, South Burlington, Vermont' prepared by Brad Rabinowitz, Architect, dated March 16, 1993, last revised on 9/26/94, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The plan shall be revised within 30 days of approval to show the changes listed below and shall require approval of the City Planner. Three (3) copies of the approved revised plan shall be submitted to the City Planner within 30 days. a) the plan shall be revised to show the width of the parking spaces at the westerly end of the site as nine (9) feet. 3.
