Re: D.G. Robertson building - landscape plan
Dear Mrs. Calkins:
A site inspection of the Robertson addition revealed that two (2) pine trees
were planted. The site plan which was approved by the Planning Commission in-
dicated six (6) pines. Also, the circulation and parking area is different
from the approved plan. This does not appear to be a problem. However, the
additional pines are required and should be planted in the spring.

SUGGESTED MOTION OF APPROVAL - D.G. Robertson
I move that the South Burlington Planning Commission approve the
site plan of Mrs. Patricia Calkins, for a 3000 sq. ft. addition to
D.G. Robertson, Inc., as depicted on a plan entitled "Proposed
Addition for D.G. Robertson...", revised 2/4'78, drawn by WMA, Jr.,
subject to the following stipulations:
1) A landscaping bond of $1500 be posted. $500 of required
landscaping may be credited for existing vegetation, provided existing
trees are not damaged during construction.
2) A private right of way agreement.$hall be executed prior
to issuance of a building permit.

Date: February 3, 1978
Re: Addition to Econo-Lodge
The proposed addition is in conformance with the City's
zoning regulations, however, I don't feel the proposed additional
landscaping conforms to the required dollar amount which is $11,400.
Suggest that the plan be reviewed by the Tree Committee. Drainage
for the additional parking area should be approved by the City
Engineer.
Re: Addition to Robertson, Inc., Calkin's Court
Proposed addition is in conformance with zoning regulations. The
minimum amount of landscaping required is $10305. I don't feel
that the proposed landscaping plan conform to the dollar amount
required. Plan should be reviewed by the Tree Committee. Calkin's
Court to my knowledge is still a private street unless the street is
deeded to the City,, approval is required under Section 11.35.
Percolations test are required prior to designing an on -site sewer
system.
Re: Storage building for Palmer Co., LTD, 2071 Williston Road_
Mr. Palmer was granted a variance on January 9, 1978 allowing for
construction of the proposed building. The location of the proposed
building will eliminate the use of a unauthorized drive way to the
auto repair shop to the east. Landscaping plan fails to indicate
the planting material. Minimum dollar amount required is $690.
Re: I.C.V. Office Complex, Williston Road and Kennedy Drive
Drive-in bank facility is a conditional use which will require an
application before the Zoning Board of Adjustment.
A portion of this lot is located within the Conservation - Open Space
District, it appears that the developer is proposing to fill that
area, filling is prohibited. Additional information will be required
to determine the boundary line of the C.O. District.
Landscaping as proposed appears to be in conformance, minimum dollars
amount is $10,000. suggest the Tree Committee review the landscaping
plan.
Re: Victory property sub -division
Area is zoned Residential 4 District allowing for a planned unit
development under Section 6.30. According to the Assessor's the
parcel involved contains 7.1 acres which allows for a density greater
than what is proposed. Access to the development will be provided
over a existing 50' right-of-way located off Victory Drive. Specific
standard D under Section 6.302 is a problem.based on the information
finished by the City Engineer.

The proposed office building is approximately 12,000 square feet
in size. Circulation, parking, and landscaping are adequate. After
considering other alternatives, the plan proposal for one curb cut
onto Kennedy Drive is the best access scheme. A land swap has been
proposed and tentatively approved by WJS, which would give the city
land on Williston Road for a right turn lane, in exchange for some
surplus right of way on Kennedy Drive. Storm drainage should be
reviewed by WJS. Field work is now being conducted to verify the
limits of the CO District, which abuts the rear line of this lot.
D.G. ROBERTSON SITE PLAN
The proposed building will be used for casting concrete burial
vaults; the existing building will be used for vault storage.
(Rumor has it that they will also be pouring concrete shoes for
members of the Planning Commission in the event this plan is not
approved)
Parking, circulation, and access are O.K. Additional landscaping
should be shown on the plan to meet the proposed budget of $1500,
which exceeds the ordinance requirements.
