Re: Findings of Fact, application of All Saints' Episcopal Church to amend a previously approved
site plan for a 4450 square foot church within a labyrinth. The amendment consists of the
construction of a six (6)square foot kiosk, 1250 Spear Street.
On the i J day of May 2001, the Director of Planning and Zoning approved thE! request of All
Saint's Episcopal Church for site plan review under Section 26.10 of the South Burlington Zoning
Regulations based on the following:
1. This project consists of amending a previously approved plan for a 4450 square foot church
with a labyrinth. The amendment consists of the construction of a six (6) square foot kiosk, 1250
Spear Street.
2. The owner of record of this particular property is All Saints' Episcopal Church.
3. This property located at 1250 Spear Street lies within the R2 and Conservation & Open Space
Districts. It is bounded on the north and east by residences, on the south by Swift Street and on
the west by Spear Street.
4. Access/circulation: Access is currently provided by two (2) curb cuts on Spear Street. No
changes proposed.
Circulation on the site is adequate.
5. Coverage/setbacks: Building coverage is 2% (maximum allowed is 20%) overall coverage is
17% (maximum allowed is 40%).
6. Parking: No additional parking required.
7. Landscaping: There is no minimum landscaping requirement based on building costs, for this
project.
8. C.O. District: No impacts are proposed.
Decision & Conditions
Based on the above Findings of Fact, the South Burlington Director of Planning and Zoning
approves site plan application of #SP-01-25 of All Saints' Episcopal Church to amend a previously
approved plan for a 4450 square foot church with a labyrinth. The amendment consists of the
construction of a six (6) square foot kiosk, 1250 Spear Street, as depicted on a two (2) page set
of plans, page one (1) entitled "Labyrinth" with a stamped received date of 5/3/01, with the
following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2. The applicant shall obtain a zoning permit within six (6) months pursuant to ;Section 27.302
of the zoning regulations or this approval is null and void.
3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative
Officer prior to the use of the welcome center kiosk.
4. Any change to the site plan shall require approval by the South 9 Jrlington Development
Review Board.
