Re: Findings of Fact, application 6f Leland Calkins, for use of
the former "Autofix" building as a car and truck rental business
On the llth day of September 19 79 the
South Burlington Planning Commission approved or XWAUd the
request of Walter Adams, agent
for site plan approval under Section 11.70
of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS - Remains adequate: Calkins Court is a local street,
and a wider curb cut than usual is desirable to accomodate tractor —
trailers.
2. CIRCULATION AND PARKING - The plan shows adequate area for
storage and circulation of the rental vehicles: 20 cars, b stake
body trucks and 4 tractor trailers. The overhead power lines will be
raised to provide adequate clearance.
3. LANDSCAPING & SCREENING - The amount of new landscaping proposed
exceeds ordinance requirements, and has been located along the west
and south sides of the building which are most visible to the travelling
public.

South Burlington Planning Commission -approved or � the
request of Walter Adams, agent
for site plan approval under Section 11.70
of the South Burlington Zoning Regulations subject_to the
following conditions:
1• No further planning commission action will be taken on developments
within the Calkins Court subdivision until the final subdivision plat has
been approved and implemented.

4. Outdoor lighting shall be as approved by the City Planner and added to
the plan of record.
