This is to formally confirm the action of the South Burlington
Planning Commission, at its meeting of 10/24/78, in approving your
final plat application for a two lot subdivision. A copy of the
minutes is enclosed, which specify the conditions of your approval.
Building permits will be issued at your convenience when these
conditions, and the applicable requirements of the subdivision
regulations (i.e. final plat to be recorded within 90 days) are

are considering waiving it on this application since the number is so low.
The Commission felt it should either apply it across the board, or set a
lower limit on the amount.
Mir. Trono said he had not been told of the fee before the meeting and
he objected to it, saying that people have always used the back part of the
lot for recreation purposes and he did not intend to stop them from doing
it now.
The motion to amend the motion passed with Mr. Woolery voting no.
The motion passed unanimously.
Public hearing on final plat application of Allen Building Corporation for
a 1 lot subdivision -at 366 Spear Street ".__._
Mr. Page showed the Commission the site on a slide. The land has 140'
of frontage on Spear Street and 330' on Quarry Hill Drive. Mr. Duppstadt
proposed to divide that land into 2 lots of about 1/2 acre apiece and he
said he would go along with whatever the Commission proposed for access.
He said he could put in two driveways which were contiguous to each other
if they wanted that. It was suggested that the drives for each of the lots
be located as far to the east as possible.
Y.r. Page said the University of Vermont, which operates a farm on the
land neat to this had submitted two letters regarding the proposal. The
first was from Harris Abbott, their surveyor, who said there was a very
important marker on the site which he noted should not be disturbed, and
the second was from Larry Snyder, director of facilities planning. Mr.
Snyder pointed out that the University operated the farm neat door to this
subdivision and that there were certain sounds and odors associated with
farms. He stated that they did not have any intention of curtailing their
operation and he wanted the developer to realize that. 610/
Mir. Page noted that access to the land + be via a%fpermanent deeded
easement along Quarry Hill Road.
Mr. Mona moved to close the public hearing. Mr. Levesque seconded the
motion and all members voted aye.
Mr. Woolery moved that the South Burlington Planning Commission approve
the final plat application of Allen Building Corporation, for division of
a parcel of land at 366 Spear Street into two lots, as depicted on the plan
of record, subject to the following stipulations:
1. A complete perimeter survey for both lots shall be recorded, and
all corner markers shall be set.
