Re: Findings of Fact, application of Adams Construction Company
for Leland & Patricia Calkins for constrtiction of a 14,220 Squat. =
foot commercial (retail/office) buiidin9 on lot #4, L
Court.
On the 7th of April 1987, t_he South Burlington Planning
Commission approved the requc:- t, of Walt Adams for Leland &
Patricia Calkins for site plan approval under Section 19.10 of
the South Burlington Zoning Regulations based on the following
findings:
1. TRAFFIC ACCESS: Access is approved from two driveways on to
Calkins Court. The southerly most will be two directional; the
northerly will be for exits only.
2. CIRCULATION AND PARKING: Circulation is complete around the
building. Seventy three parking spaces are approved.
3. LANDSCAPING k SCREENING: A revised landscaping plan with a
$10,900 landscaping value shall be submitted to the City Planner
for approval prior to permit. The arbor vitae and red pine shall
be 6 feet in height when planted. The dwarf crabs shall be
increased to full sized crabs. A $10,900 landscaping bond shall
be posted prior to permit.

drainage shall go to the west. A drainage plan shall be approved
by the City Engineer prior to permit. An offer of dedication for
7 feet of frontage along Williston Road shall be made prior to
permit.
5. TRAFFIC: The use shall be reviewed by the City Planner to
insure it meets the traffic standards. The lot allows 45 trips
ends per 40,000 square foot lot. If projected traffic using ITE
estimates exceeds thy, the use shall not be allowed.
