HomeMy WebLinkAboutSP-97-0000 - Decision - 0495 Spear StreetFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Burlington Country Club to make alterations to an existing golf course. The alterations include relocating golf greens, creating new golf tees and new drainage, north of Rice High School, Proctor Avenue. On the 26th day of August, 1997, the South Burlington Planning Commission approved the request of Burlington Country Club for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of making alterations to an existing golf course located partially in South Burlington. The proposed alterations include relocating golf greens, creating new golf tees and new drainage. 2. This property located to the north of Rice High School lies within the R4 District. it is bounded on the east by undeveloped land, on the south by Rice High School, on the west by residences, and on the north by the remainder of the golf course. 3. The proposed alterations include the following: Hole #13 --- reshaping of a bunker. --- relocating the green complex to the east which involves the cutting of trees. This green complex will be moved further away from an adjoining residence. --- new drainage system connection to existing system. Hole #14 --- two (2) new tees which involves some cutting of trees. --- new green complex in basically the same location. Hole #15 --- four (4) new tees which involves some cutting of trees. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Planning Commission approves the site plan application of Burlington Country Club to make alterations to an existing golf course. The alterations include relocating golf greens, creating new golf tees and new drainage, north of Rice High School, Proctor Avenue, as depicted on a plan entitled, "Burlington CC Burlington, Vermont Hole #13 Green #14 & #15," prepared by Hurdzan Golf Course Design, Inc., dated July 23, 1997, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to the use of the altered greens and tees. 4.
