FINDINGS OF FACT
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, application of W.W. Grainger, Inc. for
construction of a 14,482 square foot building (Phase I) for
wholesale/distribution use, lot 13, Green Tree Park.
On the 13th and 20th of June 1989, the South Burlington Planning
Commission approved the request of W.W. Grainger, Inc., for site
plan approval under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1. TRAFFIC ACCESS: Access will be provided by a 30' wide curb
cut on Gregory Drive.
2. CIRCULATION AND PARKING: Circulation is confined to the
south side of the building only (to the parking lot and loading
dock). No circulation is provided on the north, east or west
sides of the building. The use requires 17 parking spaces. 23
spaces are proposed with provisions for 10 additional future
spaces.
3. LANDSCAPING & SCREENING: the applicant shall post a $10,050,
3-year landscaping bond prior to permit.
4. OTHER: The applicant shall pay the $2.50 per gall fee for a
120 gpd sewer allocation prior to permit.
5. OTHER: The applicant shall contribute $99 to the Williston
Road Traffic Improvement Fund (Impact Area 2) based on the 10
peak hour trips to be generated by this development.
6. OTHER: This approval is for Phase I of the project only.
"No parking" signs shall be installed in the truck turn -out area.
No trailers shall be used for storage.
7. OTHER: The building permit shall be obtained within 6 months
or this approval is null and void.
