1.The description controlling the location of the boundaries of the land surveyed and the physical evidence located and existing on the ground were compared and analyzed to
provide boundary locations that are most indicative of the original intent of the deeds and in agreement with existing monumentation.
2.This survey plat depicts the boundary location of lands under the title of Scott and Sandra McAllister.
3.Any boundary line location, based on deeds or documents recorded in the public records by which title or rights were conveyed to Scott and Sandra McAllister of Williston,VT
is subject to the accuracy and legality of those deeds or documents. Where those deeds or documents are improperly executed as a matter of law or contain errors or
omissions in fact, or are based upon erroneous conclusions of law, then the depicted boundary locations may not be valid.
4.The boundary line locations shown are also subject to accuracy and legality or lack of authority of any grantor or grantee who professed the right or ability to convey, receive or
condemn property or rights in the surveyed property.
5.Any depiction on this survey plat of boundary lines or structures, exclusive of boundary lines for 1430 Hinesburg Road, were located by tachometry. The location and depiction
of boundary lines other than those of 1430 Hinesburg Road, are not warranted and all boundary lines are subject to the accuracy and completeness of the public record.
6.This survey plat is for the sole use of Scott and Sandra McAllister the use by other property owners, private or municipal, is specifically unauthorized.
7.The public right of way over the portion of Hinesburg Road (Route 116) running North South is 4 rods wide (66 feet wide) and established from the center line of the traveled
portion of the highway.
8.The portion of Highland Terrace running north south has a 60 foot wide right of way. Right of Way was determined from Map Slide 115 see Map Reference number 4
9.The existing chain link fence between the properties of 1430 Hinesburg Road and 1440 Hinesburg Road appears to be on the 1430 side of the boundary. If this fence was
erected by the owners of 1440 Hinesburg Road, there may be encroachment on the 1430 Hinesburg Road property.
