Listed below for your consideration are my comments con-
cerning the proposed subdivision.
1- The soils in the proposed subdivision are of various
types. The most expensive association, Vergennes
clay, is located on Lot 6. The applicant states
that it is proposed to use the existing municipal
sewer and water system, therefore, I do not foresee
any environmental problems arising from the use
of the clay soil for development purposes.
2- The topography of the site at its highest elevation
is approximatelY3601 near Shunpike Road and drops
down to approximately 320' on the western edge.
Overall the site is fairly level with the most
pronounced slope of over 12 percent occurring in
close association with the proposed road. I can
foresee no topographic constraints for any proposed
development.
3- The purpose and intended use of the subdivision for
industrial sites is in conformance with the goals
and objectives of the Master Plan.
4- The dedication of the 601 right-of-way is in con-
formance with the subdivision regulations.
5- The proposed layout of the dedicated right-of-way
should be checked by the City Engineer with respect
to its location and alignment with the proposed
industrial park access road.
6- Because of the larger size of lots 5, 6 and 7 these
will probably be further subdivided for industrial
uses in the future.
7- An assessment of the impact on the surrounding areas
is difficult to make at this time because we are
looking not at any specific development proposed,
but rather at a 7 lot division. Some general
comments, however, can be made concerning general industrial
utilization of the land and its effects on the surrounding
area.
The one concern that I have is with respect to the
residential cluster existing along Shunpike Road. Increased
traffic, especially truck traffic would undoubtedly impact
this area. The implementation of the proposed access road
and its utilization as the main road into the park would
diminish the impact on this area.
The area is largely open and rural in character and has
an airport approach cone to the west of the site. Since no
other development has occured in the area, other than the
residential structures, I can foresee no detrimental
effect resulting from the ultimate implementation of industrial
activities. Transportation considerations can be worked out
with the implementation of the access road.
