Section 25.00 Area, density & dimensional requirements, minimum
lot size 9500 square feet and 80 foot frontage. Density 4 units
per acre.
The land in question is part of the Glendale Park subdivision
approved and developed in the 1950's.
Parcel in question contains 146.3 feet of frontage and a depth of
120 feet. Proposed subdivision creates two (2) lots containing
8,786 square feet per lot with 73.1 feet of frontage.
The average size of developed lots along Sherry Road are 8400
square feet with 70 feet frontage, density averages 4.9 to 5.1
units per acre.
Since the land under request is preexisting and undeveloped, we
are of the opinion that the lots have merged. Similar request
are on the record, most recent Pine Tree Terrace (Joe Lane
parcel).

Langrock Sperry & Wool conducted a thorough title search of your property in 1995. At
your request, we have reviewed our title files with regard to the portion of your property
which borders Sherry Road.
The history of this parcel on Sherry Road is that it was part of a series of subdivisions of
Glendale Park extending from the first subdivision in 1952 to the fourth subdivision
in 1957. In those subdivisions the parcel is shown as two lots numbered 17 and 18 on
the original subdivision maps. As you know, the remainder of the neighborhood was
sold and developed as individual lots.
It should be noted, however, that most of the lots in the Glendale Park subdivision were
70 feet wide and the total that remains of your parcel on Sherry Road is 146.33 feet.
That additional 6.33 feet may be merely the result of a surveying error or excess land
when the subdivision was developed.
A series of four subdivision maps and a tax map showing the location of your parcel of
land are enclosed for your review. If you have any questions, please give me a call.

Subdivision do not recognize existing lot configurations of this neighborhood The two subject
lots as consistently depicted in City of .South Burlington land records each comprise 8, 786 S.F:
with 73' of frontage on Sherry Road. They have the same general dimensions as other existing
lots on Sherry Road and in the neighborhood The applicant therefore requests a waiver of the
9,500 S.F. minimum lot size and 80' minimum frontage requirement to facilitate the construction
of one single family residential dwelling on each lot as depicted in the land records.
Enclosed is the application, eight copies of a plan illustrating the lots (A & B) and other
lots along Sherry Road and the $50 application fee. A supporting letter from Langrock Sperry
and Wool, the firm that did the title search on the parcel will follow under seperate cover. Would
you kindly schedule this application for the second zoning board meeting in March? Thank you
