PETITIONER'S FIVE ARGUMENTS FOR PROPOSED VARIANCE:
1. Due to the position of our house on the lot, we
only have 31 feet from rear wall to wooded boundary line.
Our backyard slopes away from the house creating an awk-
ward and unused area. Adding a deck would create a level
area for desired outdoor recreation.
2. Zoning regulations require 30 feet from build-
ing structure to boundary line, therefore. we're seeking a
variance because we don't meet the necessary criteria. We
believe authorization of this variance is reasonable be-
cause it will enable us to use our small lot to its full-
est potential.
3. We bought this property in its present state in
July 1986 and we have not altered the land in any way since
we purchased it.
4. If this variance is authorized, we feel it will
not alter the character of the neighborhood as our two neigh-
bors immediately north of us have decks similar to our pro-
posed design as do others in our neighborhood.
5. We feel the variance of 11 feet that we are pro-
posing would adequately allow us to make better use of this
particular portion of our yard without imposing local zoning
regulations to a great degree.
