I have reviewed your revised plan for the Greer Drycleaining
business on Shelburne Road, and have determined that review by
the South Burlington Planning Commission will not be necessary.
The Shelburne stipulation for a $1000 letter of credit for
landscaping improvements is sufficient for our purposes and the
parking, circulation and access provisions are satisfactory.
If at any time however, a portion of the building is used for
a purpose other than the drycleaning business, a multiple use
permit must be obtained from the Zoning Board.
In light of these findings, it will not be necessary for you
to come before the South Burlington Planning Commission.

Dear Ms. Bectel:
On January 7, 1985, the Shelburne Zoning Board of Adjustment
approved Mr. Earl Greer's request to establish a drycleaning business
at 1880 Shelburne Road in an existing building formerly Automaster
South, The Super Toy Store. Additional landscaping has been added
to the plan (copy enclosed) and the Town of Shelburne has required
that the applicant provide a bank letter of credit for $1,000 as
surety that landscaping will be completed.

Dear Mrs. Clark:
In response to your telephone inquiries of January 2, 1985, we offer
the following:
1. Business Signs - Mr. Greer would like to use the existing
post that Mr. DuBrul used. This is a steel post and meets
all the offset distances. Mr. Greer would also like a
facade sign. This will meet all the requirements of
Section 1380.4 of the Shelburne Zoning Ordinance. Neither
sign has yet been designed.
2. Landscaping - There is existing landscaping and additional
trees and shrubs are proposed for the front and south
side yard.

Gentlemen:
We hereby establish our Irrevocable Letter of Credit in favor of
The Town of Shelburne Planning Commission for the account of Earl Greer,
1880 Shelburne Road, South Burlington, Vermont 05401 available by your
draft (s) on us at sight to guarantee the payment of planting shrubs and
landscaping at 1880 Shelburne Road. Planting shall be completed no later
than July 30, 1985.
Funds under the credit are available against your sight draft (s) on
us each metioning this credit and each accompanied by your written state-.
ment to the effect that the Town executes its right to draw on this credit
in such a case as the Town is required to make the payment for the land-
scaping at 1880 Shelburne Road.
Drafts drawn under this letter of credit must be marked "Drawn under
The Merchants Bank, 123 Church Street, Burlington, Vermont 05401 Letter of
Credit # 85-008 dated January 21, 1985" and the amount and date of negotiation
of each draft must be endorsed on the back hereof by the negotiating bank,
This Letter of Credit expires June 30, 1987.
We hereby agree with the Town of Shelburne Planning Commission that
all drafts drawn in compliance with the terms of this Letter of Credit that
the same shall be paid upon presentation.

SHELBURNE ZONING BOARD OF ADJUSTMENT
7:30 P.M., MONDAY, JANUARY 7, 1985
MIDDLE SCHOOL, SHELBURNE, VERMONT
Notice is hereby given of a Public Hearing to be held by the Shelburne
Zoning Board of Adjustment on Monday, January 7, 1985, 7:30 p.m.
at the Middle School, Shelburne to hear and consider the following
requests:
1. Request of Earl Greer under Section 720.4, Personal Service
Shops, to operate a Dry Cleaning Service in a building presenty
owned by John Dubrul (Automaster South, Super Toy Store).
Requesting variances under Section 730.1 (a) lot area;
I 730.1 (b) lot frontage and width of 100' in lieu of 200 feet;
730.2 (a) front yard setback of 60' in lieu of 90 feet;
730.2 (b) south side yard setback of 18' in lieu of 50 feet.
Property is in both Shelburne and South Burlington on the
easterly side of Shelburne Road in the Residential Commercial
District.
2. Request of Harrington's of Vermont for a conditional use
permit under Section 1320.2, non -complying structures, to
construct an addition 12' x 20' to house two lavatories and
a mechanical room and also construct a pad and roof for outdoor
refrigeration. Requesting variances - 830.1 (b&c) lot frontage
and width of 115' in lieu of 150 feet; 830.2 (b) side yard
setback of 12' in lieu of 30' and rear yard setback of 27'
in lieu of 30 feet. Property is the former Woodbury's of
Vermont recently purchased by Harrington's of Vermont on
Route 7 in the Village District. Applicant also requesting
a variance under Section 1380.2, free standing sign of 50
square feet in lieu of 4 square feet.
The above applications may be reviewed in the Zoning office in
the Town Office Building, Shelburne.
