This facility obtained site plan approval 1 year ago, on the
condition that additional parking could be required, if warranted,
after a review in one year's time. Both Dick Ward and I concur that
no additional parking is necessary.

Re: Conversion of Carpet Center, 1880 Shelburne Road to Regal
Muffler Shop
Date: October 21, 1977
This area is zoned B-P-D District, the proposed use has been granted
conditional use approval by the Zoning Board of Adjustment, with a
condition that the overhead doors (located on northerly side of the
building) be closed if business is conducted after 5 p.m., this
condition was requested by the neighbor to the north which is a
motel. The minimum parking required is 20 spaces, it is possible
to rearrange the existing paved parking area to accomodate thirteen
spaces, additional parking is proposed to the rear of the lot,
recommend that the Commission waive the minimum requirement to
thirteen with a condition that should 13 spaces prove to be in-
adequate that additional spaces be constructed to the rear and that
proper screening be installed along the easterly property line.

Site Plan Review - Regal Muffler, Shelburne Road
This property is the defunct Carpet Center lying between the
Tiki Garden Restaurant and the Lakeview Motel, on the east side of
Shelburne Road, The property is bisected by the Shelburne -South
Burlington boundary.
Development costs ($15,000) are solely for renovations, there
will be no change in building size.
I suggest some additional screening along the north line
(buffer for the adjoining motel) and the east line (buffer for an
existing house).
Sight distance is good along Shelburne Road - there don't
appear to be any possibilities for access to abutting properties
or shared curb cuts.
Circulation is adequate - Dick Ward's memo addresses parking
requirements.
