Pauline's Cafe 1834 Shelburne Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on June 22, 1998 by application of Robert Fuller, for a variance to construct a 10' x 12' storage shed to within five (5) feet of the southerly property line located at 1834 Shelburne Road according to the plans submitted. The Board of Adjustment finds as follows: 1) 1834 Shelburne Road is zoned Commercial II District. 2) Section 25.00 Dimensional requirements of the by-laws requires a minimum side yard of fifteen (15) feet. 3) The proposed storage shed is not a permanent structure, constructed on blocks and is moveable. 4) The proposed location is screened and is not visible from Shelburne Road. 5) Lot is narrow (95 feet) and deep (300 feet) and has exceptional topographical conditions. 6) Storage shed for business records required due to lack of basement area.
