Access is through the common drive for lots 2 & 3. 3 handicapped spaces are shown, as are 3 unloading spaces. The lot will be served by municipal water and sewer. Storm water will run into the existing ravine. Instead of a detention pond, the state is moving toward sheet run-off over a grassed area. Mr. Dickenson said they hoped to have small specialty shops as tenants - selling cheese and wine, for example. There are no specific tenants yet. Mr. Dooley moved that the South Burlington Planning Commission approve the site_..plan application of Fassetts Bakery, for the construction of a 5000 sq. ft building forietail use on lot #3 of the Fassett's 3 lot subdivision on Shelburne Road as depicted on a 6 page set of plans entitled "Property of Fassetts Bakery, Inc., Site Plan", prepared by Fitzpatrick -Llewellyn Inc., stamp dated October 16, 1984 with the following stipulations_ 1. That a $6,000 bond for landscaping be posted prior to permit. 2. That the sewer allocation for this lot is 500 gallons per day, and is placed on the waiting list. 3. That the applicant take proper erosion control steps during construction, to be approved by the City Engineer prior to permit._ 4. That the applicant construct a sidewalk along Shelburne Road as shown on the final plat prior to permit. 5. That this ap roval expires in 18 months. Mrs. Maher seconded the motion. The original motion had read that it would expire in 6 months, but Mr. Bouyea of Fassetts told the Commission that he did not plan to begin construction until the spring of 1986. He is seeking approval now because of the funding he hopes to obtain. The Commission agreed to an 18 month period. The motion carried with all in favor. Mrs. Maher left the meeting at this time. Application of Bob Platt for construction of a 12,800 sq. ft. industrial building at Gregory and Daughters Industrial Park, lot #1, corner of Williston Road and Gregory Drive Mr. Platt said he wanted to construct a 6400 sq. ft. two story building. It will be built into the hill, so will only look like 1 story from the west. The building is set back on the lot to allow for future expansion. There will be 33 parking spaces, two for handicapped people and two for trucks. Trash storage will be screened. In the lower level will be Reprographics, which is Mr. Platt's business. He estimated 48 trips per day for himself, with those being between 9 and 3:30. For the second floor, he estimated 28 cars per day. He felt the building would generate a total of 80 cars per day, or 160 trips. This area is in traffic zone 5.
