RE: Findings of Fact, application of Rockwell Clayborne for Rocky's
Car Wash, 1432 Shelburne Road.
On the 6th of August 1985, the South Burlington Planning Commission
approved the request of Rockwell Clayborne for site plan approval under
Section 19.10 of the South Burlington Zoning Regulations based on the
following findings:
1. TRAFFIC ACCESS: Access shall be from one new thirty-six foot
wide curb cut on Shelburne Road. Two existing will be closed. When
Holmes Road extension is built, access shall be solely from Holmes
Road. The new curb cut shall have 2 exit lanes and one entrance.
2. CIRCULATION AND PARKING: Thirteen parking spaces are sufficient.
Circulation is adequate.
3. LANDSCAPING & SCREENING: A $7,000 bond shall be posted prior to
permit; $3,500 credit is granted for existing landscaping from the
$10,500 required.
4. The applicant shall have plans approved by the City Engineer
showing the recommendations of Wagner, Heindel and Noyse for storm water
and run-off detention on -site, prior to permit.
5. A sewer allocation of 4200 gpd is granted; the applicant shall pay
$2.50 per.gz)llon prior to permit.
