HomeMy WebLinkAboutSP-87-0000 - Decision - 1795 Shelburne RoadFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Frank Alloca, Intercar Incorporated for construction of a 9750 square foot automobile dealership, 1795 Shelburne Road. On the 13th of October 1987, the South Burlington Planning Commission approved the request of Frank Alloca for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1) TRAFFIC ACCESS: Access is approved from a 24 foot wide curb cut shared with lot #3 to the north. CIRCULATION AND PARKING: Circulation is available on the northern and western side of the building. Twenty parking spaces are required in addition to vehicle storage and display areas. Ninety five are shown. The site shall show 20 designated employee and customer spaces. 3) LANDSCAPING & SCREENING: A $14,000 landscaping bond shall be posted prior to permit. 4) The traffic overlay zone allowsA l trip ends during the peak hour. The proposed use will generate 45 trip ends. 5) The results of an erosion control study completed by Heindel & Noyse shall be submitted to the City Engineer for review prior to permit. Recommendations shall be followed. 6) A $1155 contribution to the Shelburne Road intersection improvement fund shall be paid prior to permit based on the 45 peak hour trip ends generated by this development. The sidewalk shall be constructed in a manner acceptable to the City Engineer. The building permit shall be obtained within 6 months or this approval is null and v 4d.
