CITY OF SOUTH BURLINGTON
On the 27th day of October, 1997, the South Burlington Zoning
Board of Adjustment heard testimony regarding a conditional use
application of Evergreen Investments, Inc., Tim Burke agent, 1820
Shelburne Road.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for
this application, the Zoninq Board finds, concludes, and decides
as follows:
FINDINGS OF FACT
1) The area in question is zoned C-2 District.
2) Section 26.65 Multiple use requires approval by the Zoning
Board as a conditional use.
3) General and medical office use are permitted within the
district.
4) Existing use general office 11,280 square feet, proposed
1980 square feet of medical office use.
5) Lot and building are in conformance to zoning by-laws.
Conclusion
1) Applicant requesting an additional 575 g.p.d. of sewer,
existing capacity is available.
2) Prior occupancy of 30 employees proposed medical staff of
five and 40 patients daily.
3) There will be evidence of negative impact due to traffic,
bylaws or energy resources.
4) Traffic generation may increase by 2.5 peak hour trips with
no adverse impacts.

5) Character of the neighborhood not affected by proposed use.
Based upon the findings and conclusion setforth above, the Zoning
Board of Adjustment hereby grants the applicant's request to
occupy an existing structure wi h generc34 and medical office
uses, located at 1820 Shelb iY;w-
