HomeMy WebLinkAboutSP-87-0000 - Decision - 1810 Shelburne Road (3)FINDINGS OF FACT STATE'OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Hoyt Gahagan for 9 bay car wash at 1810 Shelburne Road. On the 12th of May 1987, the South Burlington Planning Commission approved the request of Hoyt Gahagan for a seven bay car wash plus 2 future bays at 1810 Shelburne Road under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is shown via a 24 foot wide driveway at Harbor View Road. There will be no direct access to Shelburne Road. The driveway entrance will have a depressed concrete curb for drainage purposes. The 90 degree driveway curb shall be concentric (uniform in width) 2. CIRCULATION AND PARKING: Circulation is adequate with a 24 foot wide driveway. If the 2 future bays on the east side of the structure are built, a 24' wide drive must be constructed around the bays to maintain clear circulation around the building. This shall be shown on the plans as "future circulation area". Parking is sufficient. 3. LANDSCAPING & SCREENING: Proposed landscaping is sufficient, but the proposed eastern white pines shall be replaced with a suitable evergreen such as scotch pine, austrian pine, or spruce. A $4500 landscaping bond shall be posted prior to permit. Plans shall show all dimensions, at least lot lines. Revised plans shall be approved by the City Planner prior to permit. OTHER: Details of grit and grease. Separators shall be forwarded to the City for review and approval prior to issuing a building permit. SEWER ALLOCATION: An 18,000 gallon/day sewer allocation and the $2.50/gallon fee shall be paid prior to permit.
