Enclosed please find application, fee, and eight copies of the Site
Plan showing existing and proposed facilities. An application has been
filed for a conditional use determination from the Zoning Board. Hearing
will be held September 14, 1992.
The applicant proposes to utilize this facility with minimal changes
proposed for the building and site:
EXTERIOR: The existing asphalt pavement is adequate. Only
cleaning, sealing and re -striping are needed.
A ten -space employee parking area will be established
on the east side of the building.
New green areas will be established as shown on the
Site Plan. These areas will be on existing gravel
areas. The site will then be less non -conforming
with regard to lot coverage. Additional screening
to the west side storage area will be provided by
a proposed white cedar hedge.
The applicant proposes to maintain the west side
storage area. No specific items are proposed
for storage. The area does lend itself to boat
and/or recreation vehicle storage. There would be
no mainenance or repair shop associated with storage.
INTERIOR: The basic structure is suited as is for Mr. Gable's
auto parts business.
The existing office space will remain so with an
estimated maximum of eight small offices available
for lease.
TRAFFIC: Mr. Gable proposes to relocate his Partstown Burlington
business to this location. The present business is
nearly all wholesale. There is no parking lot and
parking is very limited. To estimate the number of
trip ends to expect at the Wickes site, we have
tabulated actual counts of delivery van trips at the

Burlington store. To estimate the retail trips,
we have used customer counts at the Essex Junction
store. (We believe the Wickes site will be similar
to the Essex Junction store with regard to retail and
wholesale traffic volumes). The resulting averages are
shown on the application form. These figures include
forty trip ends/day assigned to the office space. We
have compared these traffic figures with what did occur
at the Wickes site. ITE suggests that the P.M. peak
hour volume will be 19 trips for a 5,000 sq. ft. lumber
retail store. If we add trips for the existing office
space and for lumber delivery trips, we believe the totals
will be in the high 20's per hour. This comparison leads
us to believe that there will be no calculable increase
in peak hour or average daily trips beyond what existed
when Wickes operated the lumber store and yard.
