HomeMy WebLinkAboutSD-04-21 - Decision - 0123 Nesti DriveCITY of SOUTH BURLINGTON DEPARTMENT of PLANNING & ZONING BURLINGTON SELF STORAGE- PLANNED UNIT DEVELOPMENT FINAL PLAT APPLICATION #SD-04-21 FINDINGS of FACT AND DECISION Ted Chamberlain, hereafter referred to as the "applicant", is requesting final plat approval to amend a previously approved planned unit development consisting of 1) a 16,000 square foot temperature controlled storage facility, and 2) 35,850 square feet of warehousing, storage, and distribution in eight (8) buildings. The amendment consists of 1) revising the parking layout, and 2) adding an above -ground propane storage tank, 123 Nesti Drive. The South Burlington Development Review Board held a public hearing on May 4, 2004. Ted Chamberlain was present at the meeting. Based on testimony provided at the above mentioned public hearing and the plans and supporting materials contained in the document file for this application, the Development Review Board finds, concludes, and decides the following: 1. The applicant is requesting final plat approval to amend a Planned Unit Development consisting of: 1) a 16,000 square foot temperature controlled storage facility, and 2) 35,850 square feet of warehousing, storage, and distribution in eight (8) buildings. The amendment consists of 1) revising the parking layout, and 2) adding an above -ground propane storage tank, 123 Nesti Drive. 2. The owner of record is Burlington Self Storage. 3. The subject property is located in the Commercial 2 Zoning District. 4. The plans consist of one (1) sheet entitled, "Burlington Self Storage South Burlington Vermont Site Plan", prepared by Llewellyn -Howley Incorporated, dated 12/31/01. Motion by Mark Boucher, seconded by Gayle Quimby, to approve Final Plat Application #SD- 04-21 of Burlington Self Storage, subject to the following conditions.- 1. All previous approvals and stipulations shall remain in effect, except as amended herein. 2. This project shall be completed as shown on the plans submitted by the applicant, as amended by this decision, and on file in the South Burlington Department of Planning and Zoning. - 1 - 3. The Development Review Board grants the applicant a 6 foot setback waiver for the propane tank, pursuant to Section 15.02(A) of the Land Development Regulations. 4. Any changes to the final plat plan shall require approval of the South Burlington Development Review Board. 5. The final plat plan shall be recorded in the land records within 90 days or this approval is null and void. The plans shall be signed by the Board Chair or Clerk prior to recording.
