HomeMy WebLinkAboutCU-98-0000 VR-98-0000 - Decision - 1693 Shelburne RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Albert Reyes & David Flagg Request for a Conditional use & variance 1693 Shelburne Road Findings of Fact, Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on October 19, 1998 by application of Albert Reyes & David Flagg for a variance and conditional use to construct two (2) additions (20' x 30' and 36' x 40') to an existing non -complying structure and operate an automobile sales and service establishment, located at 1693 Shelburne Road according to plans submitted. The Board of Adjustment finds as follows: 1) The area in question is zoned Commercial II District. 2) Section 13.20 requires conditional use approval for an automobile sales and service business by the Board of Adjustment. 3) The rear structure will be remodeled into a auto service shop, two additions are proposed 20' x 30' showroom and 36' xc 40' detailing and shop repair. 4) The existing five (5) residential units are non conforming uses and will be removed from the property. 5) The lot contains .93 acres with 72 feet of frontage. 6) Sewer and water usage should decrease. Residential use is estimated at 750 gpd. Commercial use estimated at less than 100 gpd. 7) Traffic impacts estimated at 2.6 vte's per 1000 square feet at structure. A total of 3000 square feet is projected. 8) Lot in question is narrow, 66 feet wide within area of rear building. 9) Less than 50% of lot is usable, rear portion designated wetland.
