HomeMy WebLinkAboutCU-99-0000 - Decision - 1691 Shelburne RoadSOUTH BURLINGTON ZONING BOARD OF ADJUSTMENT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re : Albert Reyes & Mark Hill Conditional use request 1691 Shelburne Road Findings of Fact Conclusions of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on April 26, 1999 by application of Mark Hill and Albert Reyes, for a conditional use approval to construct an automobile service facility (3295 square feet), located at 1691 Shelburne Road, Michael Dugan Architect represented the applicants. The Board of Adjustment finds as follows: 1) The area in question is zoned Commercial II District, the proposed use is conditional under Section 13.20 of the zoning by-laws. 2) The proposed use is a automobile oil and lube facility including minor auto repairs. 3) Traffic data submitted by Pinkham Engineering as follows: 100 average daily trips projected, 15 vte's during peak hours. Peak hours of operation 10:00 A.M. to 2:00 P.M. daily with Saturdays the highest volume day. 4) Addressing safety concerns, the applicants agrees to discuss sharing curb cut with adjoining property to the south. 5) Agency of Transportation is planning to install a median barrier along Shelburne Road which prevents left hand turning movements. 6) Sewer usage is projected at 125 g.p.d., maximum of eight (8) employees. 7) Character of area not affected, automobile dealerships being the highest use along Shelburne Road.
