HomeMy WebLinkAboutCU-97-0000 - Decision - 1690 Shelburne RoadSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 28th day of July, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of New England Telephone, Hubert Norton agent, 1690 Shelburne Road. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area in question is zoned C-2 District. 2) Section 13.20 requires conditional use approval for utility distribution lines and substations. 3) The proposed use is a 11'x 17' telecommunication distribution vault. 4) NYNEX will be leasing a parcel of land containing 3375 square feet from a 9 acre parcel located on Shelburne Road. 5) The proposal has received site plan approval by the Planning Commission. C` nn cll l Si nn 1) The proposed structure will not generate additional trip ends, no impact on roads in the vicinity. 2) Project is in conjunction with the reconstruction of Route 7. 3) These facilities are necessary for the projected growth of the area. 4) No municipal facilities will be connected to the proposed structure. 5) Character of neighbrohood will not be adversely affected, structure blends into the surroundings . Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to construct a 111x 17' telecommunication vault, at 90 S lbur R a Chair n, South Burlington Zoning Board of Adjustment
